Franklin Rd. in Meridian, ID Project Narrative To: City of Meridian Planning Attn: Kevin Holmes The intent of this letter is to serve as the project narrative to accompany the Parcel Consolidation & Easement Vacation applications for the project known as "Hathaway Warehouse - SHELL". The applicant/owner is Kurt Hathaway (Hathaway Development LLC), Project Engineer is Derritt Kerner, P.E. (Rock Solid Civil), Project Surveyor is Sean Sullivan, PLS (David Evans & Associates), and Project Architect is Glenn Walker, AIA. We are proposing a 20,000 SF flex space warehouse shell on two existing parcels. A through drive aisle be will constructed along with the required number of parking stalls. The first step in the project is to consolidate the two parcels into one. A Record of Survey and Property Boundary Adjustment application should accomplish this task. The next step is to vacate 10 -feet of the existing 15 -foot rear easement. There is no irrigation or manicured landscaping in this rear area. The commercial HOA has no objections to this vacation (see attached correspondence). This area contains a slope which will be handled with a proposed retaining wall as part of the northern foundation to the proposed warehouse. Legal descriptions for the consolidated parcel and easement vacation accompany this narrative. After these two elements are approved or close to approval we will submit completed architectural and civil plans for building permit.
