These are shots taken on Rustler Lane, a rural neighborhood just south of Victory between Linder and Ten Mile. In my opinions, this is one of Meridian’s premier residential assets—the 5- to 10-acre properties here host wildlife, and residents raise animals and small crops. This is an ag neighborhood—something our stakeholders value and say they wish to have more of in Meridian. Toll Brothers recently had a pre-planning meeting for a 357-home MDR development adjoining this neighborhood. The plan calls for 80’ lots adjacent to these rural properties! The parcel calls for MDR, but in no way will a MDR development in that location recog nize existing neighborhood identities or enhance the livability of the surrounding rural communities. There are two new custom homes— around 6,000-square feet each—under construction as I write to you. Certainly, MDR homes adjacent to those properties will negatively impact the value of those homes. This zone should be LDR on our FLUM. As much as staff and the City may strive for walkable and diverse districts, we also need to be sensitive to existing neighborhoods and to create rural residential districts. Our stakeholders asked for that and this is the appropriate place to do so. In my opinion the City made a huge error in labeling Rustler Lane and its neighbors as MDR—these are legacy properties beautifully designed to be timeless. The FLUM should appropriately label this zone as LDR (or rural, since I oppose removing rural and using LDR as our lowest density designation). We should then label the adjoining parcel LDR.
