RECEIVED JUN 0 7 2005 From: Re: Buich Subdivision (aka Cherry Lane Office Park) City Of Meridian City Clerk Office Request for a One-Year Time Extension to Record the Final Plat for Buich Subdivision, by Pinnacle Engineers, Inc. (File No. TE-OS-005). We have reviewed the above referenced submittals and offer the following comments as conditions of approval. These conditions shall be considered in full, unless expressly modified or deleted by motion of the Meridian City Council: APPLICATION SUMMARY & BACKGROUND The applicant, Pinnacle Engineers, Inc., has requested approval of a one-year time extension for recording the final plat (FP-04-040) for Buich Subdivision. The approved final plat consisted of 5 commercial office building lots on 20.64 acres in an L-O zone. The final Plat was approved by City Council on July 6, 2004. The applicant has submitted their request for a time extension within one year of the original approval, as required by MCC 12-3- 8. The applicant states that the reason for the delay in recording the final plat is that the site layout was modified (a lot was removed and another lot was enlarged) in order to make the project more marketable. For this reason, they are unable to meet the time requirements as specified in MCC 12-3-8. LOCATION The property is located on the north side ofW. Cherry Lane, approximately Yo mile west ofN. Linder Road, in the SE Yo of Section 2, T.3N., R.I W. RECOMMENDATION Planning and Zoning staff recommends approval of the requested one year time extension to record the final plat for Buich Subdivision. TE-OS-OOS Buich Sub FP TE.doc
