CITY/AGENCY COMMENTS & CONDITIONS A. Planning Division - Site Specific Conditions: 1. The applicant will comply with conditions of approval associated with the development agreement (H-2017-055) and the development agreement addendums under Instruments Nos. 2018-014051 and 2018-119406. 2. The applicant will comply. 3. The applicant will comply. 4. The applicant's surveyor will modify the plat accordingly as requested under items a, b and c. 5. The landscape architect will modify the landscape plan as requested under items a and b. 6. The landscape architect will provide a landscape plan for 5403 W. Cherry Lane and the applicant shall install the landscape buffer as required under item a. 7. Understood. 8. The applicant will comply with the requirements for the multi -use path. 9. A letter will be provided from the U.S. Postal Service approving the location of mailboxes. The applicant's surveyor will add a common lot to accommodate the sewer stub to the property located south of the subject parcel. 2. The applicant has consulted with Meridian Public Works concerning the water modeling of Phase 1. The water model indicated that the required fire flow cannot be met for the buildable Lots 19 and 21, Block 3, until a second eight -inch water main is extended south from Turnberry Subdivision. The applicant proposes to remove Lots 19, 20 and 21, Block 3 from the final plat and construction plans. This will allow the first phase to proceed into construction and completion of the improvements. The applicant's engineer will begin design of Phase 2, which will include the secondary water connection from Turnberry Subdivision. The water line will have to be extended across the Nampa -Meridian Irrigation District's Safford Lateral and Settlers Irrigation District's Settler Canal. The improvements cannot be installed until after October 151h and prior to March 15th during the non - irrigation season. 3. We respectfully request this condition be deleted, since it is not applicable. The proposed sewer main line is not a dead-end line and will be extended in the future to serve the Montessori School property. General Conditions: 1. The applicant will comply. 2. Understood. 3.
