• The site was annexed (AZ -03-025) into the City of Meridian in 2005 and zoned for
commercial use. The property is subject to a development agreement (instrument #
105048793 and 106191305). A preliminary plat (PP -06-020) and final plat (FP -06-020)
for the referenced property were approved in 2007.
• The property is located within the corporate boundaries of the City of Meridian and is
zoned C -G (general retail and service commercial district).
• The C -G zoning district is the largest scale and allows for the broadest mix of retail,
office, service, and light industrial uses. A list of allowed uses in the C -G zoning district

The allowed use table for the C -G zoning district is located in Title 11, Chapter 2, Article
B.
• A copy of the City of Meridian land use codes, including parking requirements, may be

parking requirements for commercial zoning districts are located in Title 11, Chapter 3,
Article C.
• The site has an approved Certificate of Zoning Compliance (CZC-07-192) fora 6,250

• Restaurants are principally permitted in the C -G zone. The definition of a restaurant is:
1) The use of a site for the primary purpose of food preparation, having kitchen and
cooking facilities, and where meals are regularly served to the public for compensation.

The use includes, but is not limited to cafe, coffee shop, delicatessen, diner, eatery, grill,

2) Establishments with a liquor license that includes a restaurant certificate and that
meet the definition of restaurant as set forth in Idaho
Administrative Code 11.05.01.010.04.
3) Establishments with a beer and wine license that meet the definition of restaurant as
set forth in Idaho Administrative Code 11.05.01.010.04, including but not limited to brew
pubs and wine bars.
• All documents regarding the above proceedings for the subject property are available per
a records request at the Meridian City Clerk's Office.
• To the best of my knowledge the sites do not have any legal non -conforming issues, nor
