Meridian Road - (A-2016-0293) Dear Ms. Lewis: In response to your request for zoning verification for the property located at 3165 N. Meridian Road, please note the following:  This property is located within the corporate boundaries of the City of Meridian and is currently zoned L-O (Limited Office).  The abutting zoning designations for the address listed above are L-O to the north, L-O to the west, RUT to the south, and R-8 & R-4 to the east.  The subject property is not part of a Planned Unit Development.  To the best of my knowledge the site is not in any special, restrictive, or overlay district.  The subject property is currently regulated by the Unified Development Code of the City of Meridian; previous conditions of approval associated with File #CUP-10-004, DES- 10-029 and ALT-10-004; Development Agreement Inst. No. 110078719; and the site plan approval associated with File #CZC-10-052.  According to the zoning ordinances and regulations for this district, the use of the subject property as an assisted living facility (i.e. nursing, residential care facility) is a conditional use in the L-O zoning district. A conditional use permit (CUP-10-004) was approved for the existing use in 2010.  The subject structure was developed in accord with the standards contained in the Unified Development code, the site plan approved with CZC-10-052, and is legal conforming.  In the event of casualty, in whole or in part, the structure located on the subject property may be rebuilt in the current form (i.e. no loss of square footage, same footprint).
