RE: 175 E. Calderwood Drive - (A-2016-0292)
Dear Ms. Lewis:
In response to your request for zoning verification for the property located at 175 E. Calderwood
Drive, please note the following:
This property is located within the corporate boundaries of the City of Meridian and is
currently zoned R-8 (Medium Density Residential).
The abutting zoning designations for the address listed above are C-G to the north, R-8 to
the east (part of the Spring Creek development) and R-4 further to the east, R-8 to the
south, and L-O to the west.
The subject property is part of a Planned Development (File #CUP-04-025).
To the best of my knowledge the site is not in any special, restrictive, or overlay district.
The subject property is currently regulated by the Unified Development Code of the City
of Meridian; previous conditions of approval associated with File #CUP-04-025; and the
site plan approvals associated with File #CZC-05-035; CZC-05-106; CZC-09-048 &
DES-09-029 .
According to the zoning ordinances and regulations for this district, the use of the subject
property as an assisted living facility (i.e. nursing, residential care facility) is a
conditional use in the R-8 zoning district per UDC Table 11-2A-2. A conditional use
permit/planned development (CUP-04-025) was approved for the existing use in 2004.
The subject structure was developed in accord with the standards contained in the Unified
Development code, the site plans approved with File #CZC-05-035; CZC-05-106; CZC-
09-048 & DES-09-029, and is legal conforming.
In the event of casualty, in whole or in part, the structure located on the subject property
may be rebuilt in the current form (i.e. no loss of square footage, same footprint).

Staff’s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
