RE: 97 & 107 S Main Street - (A-2016-0242)
Dear Ms. Nunley:
In response to your request for zoning verification for the properties located at 97 & 107 S Main
Street, please note the following:
These properties are located within the corporate boundaries of the City of Meridian and
currently zoned C-G: General retail and service commercial district.
The current use on both of these properties is residential and considered non-conforming.
Any future development of these properties would need to conform to the C-G allowed
uses found in UDC 11-2B-2 with associated development standards.
The City does not have any permit records for the current structures located on these
sites. However, this does not mean that the structures did not receive the appropriate
approvals at time of construction and occupancy, only that the City does not have the
record on file.
Impact fees are assessed and collected by the Ada County Highway District (ACHD).
Documents regarding the subject property are available through a records request at the
Meridian City Clerk’s Office.
Staff’s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
