Dear Ms. Atwood:
In response to your request for zoning verification for 1415 S. Eagle Rd., please note the
following:
This property is located within the corporate boundaries of the City of Meridian and the
current zoning of the property is C-G (General Retail and Service Commercial District).
A hotel is a principal use in the C-G zoning district as long as the property does not
adjoin a residential district or an existing residence (within the City). Hotels are subject to
specific use standards found in 11-4-3-21 of the City of Meridian Unified Development
Code.
According to the Certificate of Zoning Compliance Application (CZC-06-119) the site
plan was stamped approved for this property on June 29
th
, 2006 by the City of Meridian
Planning Department.

This property abuts R1 zoned properties to the west (which are not within City
boundaries and reside within Ada County) and C-G to both the south and east. The
property abuts I-L zoned property (light-industrial district) to the north.
There are no restrictive overlay districts; however uses and development of the subject
properties are governed by a recorded development agreement (DA) recorded as
Instrument #105127512.

This property is associated with a Conditional Use Permit (CUP-05-031). Further details

A Temporary Certificate of Occupancy was issued April 19

However, we do not have record of a Certificate of Occupancy. Please contact the

To the best of my knowledge the site does not have any building or zoning violations.
The property is not listed as a Historical Property in accord with City of Meridian
Comprehensive Plan (Pg. 5-7 City of Meridian Existing Conditions Report, 2014).
Staff’s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
