APPLICATION SUMMARY The applicant, Jamison Nakaya, Boise Hunter Homes, requests approval to change the fencing type along certain common areas as shown on the landscape plan included in Section VII.B. II. SUMMARY RECOMMENDATION Staff recommends approval of the requested modification to the final plat landscape plans in accord with the conditions of approval in Exhibit C. III. APPLICATION AND PROPERTY FACTS A. Site Address/Location: The site is located on the south side of E. Taconic Dr., west of S. Eagle Rd., in the SE ¼ of Section 32, Township 3N., Range 1E. (Parcel No. R7977050780). B. Owner: Lionwood Properties, LLC 11606 Cartwright Rd. Boise, ID 83707 C. Applicant: Jamison Nayaka, Boise Hunter Homes 729 S. Bridgeway Pl. Eagle, ID 83616 C. Representative: Same as Applicant D. Applicant's Statement/Justification: Please see applicant’s narrative for this information. IV. HISTORY OF PREVIOUS ACTIONS:  In 2017, the subject property was annexed with a Development Agreement (Inst. #2017-119308) and included in the Sky Mesa Subdivision preliminary plat (H-2017-0068).  In 2018, the subject property received final plat approval (H-2018-0039). VI. STAFF ANALYSIS Previously, 4-foot tall wrought iron fencing was proposed along common areas to distinguish common from private areas. The Applicant proposes to replace the 4-foot tall wrought iron fencing with 6-foot tall vinyl fencing adjacent to common areas and 4-foot tall closed vision with 2-foot open vision pickets Page 2 along micro-pathways in accord with the standards listed in UDC 11-3A-7A.7. The requested modifications were not a subject of discussion at the public hearing. Staff has reviewed the proposed modification for compliance with applicable fencing standards and found it to be in compliance with those standards. Therefore, staff finds that the landscape modification is in line with previous approvals and is not a detriment to the residents of the Sky Mesa Subdivision. VII. EXHIBITS A. Vicinity Map B.
