Request for a One-Year Time Extension to Submit the Final Plat for McNelis
Subdivision, by Engineering Solutions, LLP (File No. TE-05-003).
We have reviewed the above referenced submittals and offer the following comments as
conditions of approval. These conditions shall be considered in full, unless expressly
modified or deleted by motion of the Meridian City Council:
APPLICATION SUMMARY & BACKGROUND
The applicant, Engineering Solutions, LLP, has requested approval of a one-year time extension
for submitting the final plat for McNelis Subdivision. The preliminary plat consisted of 16
commercial building lots and 5 common area lots on 34.603 acres in I-L, L-O, and C-G zones.
The preliminary plat was approved by City Council on June 8, 2004. The applicant has submitted
their request for a time extension within one year of the original approval, as required by MCC
12-3-6. Per MCC 12-3-6, Council approval ofthe preliminary development plan shall become
null and void if the applicant fails to submit the final development plan within one year of
Council approval of the preliminary development plan.
The applicant states that the reason for the delay in submitting the final development plan is due
to observation ofthe market conditions for the lots as approved.
LOCATION
The property is located at the north-west corner ofN. Ten Mile Road. and W. Ustick Road, in the
SE ~ of Section 34, TAN. R.IW.
RECOMMENDATION
Planning and Zoning staff recommends approval of the requested one-year time extension to
submit the final plat for McNelis Subdivision.
