Alicia Court is a 6 lots subdivision composed of 5 new residential lots and the existing residence at 4036 E. Granger Avenue in an R-4 / Medium Low -Density Residential zone and land use. A step down in density was requested and granted by the Meridian City Council. Other elements of the approved subdivision include: • The 5 new residential lots will be served by a shared private driveway connecting to the public street network via Alicia Street. • The applicant agreed with ACHD's requirement that a public turnaround easement over the shared driveway and cul-de-sac be provided. • The applicant agreed with ACHD's requirement that a bicycle and pedestrian easement be granted over the shared private driveway and pathway connection to E. Granger Avenue. • Retention of the existing residence driveway access to E. Granger Avenue was granted by the Meridian City Council. • The landscape buffer easement abutting E. Granger granted with Redfeather Estates No 2 will be placed in a common lot. • The existing vinyl fence currently located within the proposed landscape buffer common lot will be moved or removed. • Pathway connectivity between the cul-de-sac and E. Granger will be placed in a 20 -foot wide common lot with 10 additional feet of easement to provide the City of Meridian with a net utility access area of 30 -feet. The pathway will be `paved' with decomposed granite as approved. • No annexation or zoning changes were proposed with the preliminary plat application and there is no development agreement associated with the Alicia Court Final Plat.
