Item #1 Please find the enclosed Application.
Item #2 The project is located a Lot 4 and5 Block 2 Scottsdale subdivision.
Item #3 and 4 Please find the enclosed warranty deed and consent of property
owners.
Item ~ Enclosed is a copy of the purchase agreement.
Item #5 Please find the enclosed copy of the vicinity map which is being
provided by p&z.
Item #6 Included is a site plan which shows the location of the buildings with
the parking to be located near the buildings. The access to the parking will be
provided by one curb cut on each lot. Traffic circulation will be limited to the
parking area on the property and can access the city traffic flow directly from 8th
st on to Franklin rd. 8th st turns into Alden st at the curve and then accesses the
subdivision to the east which could be used as an alternate route but represents
no advantage and so would probably not impact the traffic flow through the
neighboring subdivisions. Behind the buildings and to the sides there is a liberal
amount of open area bordered by barrier type landscaping to provide privacy for
the resident and their neighbors. The trash collection enclosure is centrally
located. Utilities are all underground and already at the site. Irrigation is not
avalalable to the site. Drainage in the project will be contained on site by the
surronding landscaping burms on the back property lines.
Item #7 Enclosed are 10 copeis of the landscape plan which, to the best of my
knowledge, complies with the landscape ordinances.
Item #8 Enclosed is a color rendering of the landscape which shows the items a
through g.
Item #9 Enclosed is a copy of the building elevations, the exterior will be a
combination of stucco and stone, the roof will be composition on a stick built
building.

The project is located in a subdivision which was developed and zoned LO and
is located on a surface street the connects directly to a main thourofare (Franklin
Rd.) allowing for easy access and traffic flow to the office and business areas of
meridian and to the freeway. Additionally, there is a large day care provider
located on the corner (Franklin and 8th st) Which would be a nice amenity to
residents with young children. The subdivision is also adjacent to a grouping of
rental units of a simular nature.
Item #14 As the owner of this property I understand that it is my responsibility
to take care of any trash, sewer, or water fees tat might be incurred.
