NARRATIVE
KNIGHTHILL CENTER SUBDIVISION NO. 3
The Knighthill LLC is proposing a subdivision of parcel R4495330050. The property has a
physical address of 6343 N. Linder Rd, Meridian ID. They would like to subdivide the existing
parcel into two parcels.
Landscaping is not required for this project as landscaping already has been placed in a prior phase.
Please note the exception to the landscape requirement in the pre -application meeting notes
contained in this packet.
The Ada County Surveyor has approved the subdivision name of Knighthill Center Subdivision
No. 3
This project conforms to the Unified Development Code of Meridian. It is in accord with the
comprehensive plan and is an appropriate use of the property. The request to subdivide the
commercial lot meets the standards of orderly growth and development of the City. The owner has
complied with the landscaping buffer (already existing) and will comply with the lot dimension
requirements for the existing commercial zone.
The request to subdivide this parcel is in conformance with acceptable engineering, architectural
and surveying practices along with local standards.

Per our plat naming policy, a phased development does not require reservations for subsequent phases.
Since this is a re -subdivision of a parcel within Knighthill Center, this applies.
In addition, as long as Knighthill LLC is the owner of the next phase and signing the plat, a recorded Permission to use
the Subdivision Name is not required either.
