Dear Mayor and City Council Members:
On behalf of Berkeley Building Co., please accept this request for a Final Plat for Warrick
Subdivision No. 1. The Annexation and Preliminary Plat for the Warrick Subdivision (H-2018-
0015) were approved by City Council at their February 5, 2019 public hearing.
The submitted final plat on 12.51 acres for 42 building lots and 8 common lots in R-8 and R-4
zones conforms to the original Annexation, Preliminary Plat, and Development Agreement for
the site and meets all the requirements thereof.
The submitted final plat, development plans, and landscape plans conform to the UDC and all
applicable engineering, archtitectural, and surveying practices and local standards.

Wells Subdivision is a 50 lot single family residential subdivision.
Within this subdivision there will be 42 single family residential lots and 8
common lots. The project is bound on the north side by Amity Road, on the east
side by the Ten Mile Drain, and on the West side by a single family residential
Subdivision. On August 8, 2018, MTI excavated test pits on this site. Please see
the attached report prepared by MTI. Seasonal high groundwater was observed
at approximately 5-8 feet below existing ground, varying a crossed the site.
Please note that we are in the process of gaining an additional geotechnical report
from Bob Arnold of Site Consulting for test pits at the exact location of each
seepage bed. The second Geotechnical Report is also to confirm the percolation
rates onsite as we disagree with what the original geotechnical report states.
There are two storm drain seepage trenches on this site. The storm
drain system was sized using ACHD's storm drain spread sheet and the two
seepage trenches (Seepage Bed i and Seepage Bed 2) were designed per ACRD
BMP 20. Seepage Bed #1 is 35'W x 3'D x 201'L. Seepage Bed #1 is located within
a common lot and takes drainage from drainage areas #1-#6. Seepage Bed #2 is
30'W x 3'D x 76'L. Seepage Bed #2 is located within a common lot and takes
drainage from drainage areas #1-#6. Each seepage bed takes water from catch
basins which are directed towards catch manholes before discharging into the
seepage bed. Each bed is designed to be 3 ft above seasonal high groundwater.
Please see attached ACHD spreadsheets and groundwater monitoring report.
There are two barrow ditches being added in to the frontage along
existing Amity Road. Barrow ditch 1 is REQUIRED to hold a storm drain volume
Of 803 CF from drainage area #9. Barrow ditch 2 is REQUIRED to hold a storm
drain volume of woo CF from drainage area #10. The barrow ditches have a 4:1
side slopes and are 13 ft wide. This allows the barrow ditches to be 1.375 ft deep
and have a storage capacity of 10.31 CF per LF of barrow ditch. Barrow ditch 1 is
189 ft long and barrow ditch 2 is 193 ft long. This gives a DESIGN volume for
barrow ditch I of 1948 CF and a DESIGN volume of barrow ditch #2 of 1989 CF.
Each barrow ditch has ample storage for the 100 year storm. The barrow ditches
are directed towards continuous sand windows with an infiltration rate of 8"/hr.
This allows the barrow ditch to drain without ponding occurring. Continuous
sand windows are used based on existing Amity Road slopes.

MTI geotechnical report.
