Sky Mesa Commons Subdivision No. 4
Final Plat
Written Narrative
Sky Mesa East, LLC, requests approval of the final plat for Sky Mesa Commons Subdivision No. 4,
consisting of 25 single-family residential lots and 4 common lots on 8.92 acres in an R-4 zone. Sky
Mesa Commons Subdivision No. 4 is located southwest of S. Montague Drive and E. Taconic Drive
approximately'/4 mile west of S. Eagle Road. The gross density of the final plat is 2.8 dwelling
units per acre, with a net density of 3.44 dwelling units per acre. The minimum lot size is 9,375
square feet, with the average property size being 11,785 square feet. Landscaping provided with
this phase is 0.5 acre, or 5.6% of the site. Sky Mesa Commons Subdivision No. 2, which contains
the primary amenities for the development, was approved by the Meridian City Council on
February 26, 2019.
Originally annexed as part of the Blackrock Subdivision, the property was rezoned to R-4 under
Ordinance No. 17-756. The owner and developer entered into a Development Agreement, recorded
as Instrument No. 2017-119308, records of Ada County, Idaho.
The preliminary plat and rezone were approved by the Meridian City Council on September 5,
2017. Sky Mesa Commons Subdivision No. 1 was recorded on December 10, 2018. The final plat
of Sky Mesa Commons Subdivision No. 4 is in conformance with the approved preliminary plat and
meets all requirements or conditions thereof. The final plat conforms with all requirements and
provisions of the UDC and was prepared in conformance with acceptable engineering, architectural
and surveying practices and local standards.
