The gross density of the final plat is 2.51 dwelling units per acre, with a net density of 3.21 dwelling units per acre. Lots range in size from 8,000 to 13,776 square feet, with an average lot size of 9,255 square feet. The preliminary plat was approved by the Meridian City Council on November 20, 2019. The property was annexed under Ordinance No. 18-1797, which was recorded as Instrument No. 2018-111712. The applicant also entered into a Development Agreement, recorded as Instrument No. 2018-111711, records of Ada County, Idaho. Common area for this phase of the project is 4.38 acres, or 24.3 percent of the total land area. Qualified open space is 3.54 acres, or 19.5 percent.
