the responsibility of the Iiot neown s' Association for regular rnaintnance.
The siorm drainage system for the above-mentioned development 0o7nsists of catch basins, storm

It is a policy of the Ada County Highway District AC14D to operate a rA maintain all storm dmiw
facilities located in public r} & -of -Way- When any part of the stcm drahme system falls out of
streetright-of-way, the responsibility ofoperadon and ma€ntemnce ofthe portion ofthe system lying
outside of'the ngb t -o£ way belongs to an organization other than ACHD. In &e case ofBridgetov
Crossing Subdivisions, the organization other than ACHD is the Bsidgetoweyr Crossing
Honieova=s' Association..
PIPE: It is the responsibility of the ACM to ntaintai n all storm drainpipes. This
includes keeping said pipe free of debris. If the storax drainage runoff into the
catch basins appears sluggish, or if storax runoff is not freely draining into catch
basins, call the A HD for mamtenance of tlxeir facilities.
RETENTION PThe retention ponds are located in common lots. A copy
of the pleat axnd a drawing of the ponds are tirade a part of'this Tnanual by reference.

The maintenance area of tete retentimi ponds shall include tete eirtire lot in which
the goads are located. The Homeowners' Association is responsible for laodscape
maintenance of the retention ponds.
PRIMARY PURPOSE: The primary purpose of the facility is for storm water. Any
additions to the facility, such as park benches or additional landscapin& should he considered
temporary and may be removed when heavy rnaitrtemmv of the facility is needed.
Roplaceix nt of these items will be the responsibility of the Homeownere Association.
The following light maintenance items are the revonsibilitY of the HomcoWIMS'
Association:
For the 'various light maiDtenance items involved, periodic inspections are to be
made of the stormwater retention ponds, in addition to any work required in each
of the categories below. These inspections shall be done a minimum of once
every month.
LAWN CARE: If the storm drain facility is grossed, fertilizer shah be applied at a
rate and interval to keep the gross healthy. Also, weekly mowing and grass
clipping removal shall be pmfonrned to n amain a healthy appearance and
working drainage facility.
IRRIGATION. IGATION. if the storm drain facility is grassed, water shall be applied to the
grass at a rate that will keep the grams heAthy and not interfere with the proper
operation of the stormwater retention pond. Over -irrigating must be avoided, as
this will cause ponding and deterioration of s ale and pond performance.
TRASHCLEANUP- During the periodic inspections, any trash found within the
boundary of the stormwater swal.e shall be collected and disposed of off-site.
BAIT STABILITY: Daring the periodic inspections, the banks of the retention
ponds shall be checked. If any problems (erosion, instability, etc.) are found, the
Homeowriers' Association shall contact a licensed earthwork contractor to make
the necessary repairs to the pond.
All heavy maintenance will be the responsibility of the ACHD, and will be done as Peeded.
DE iTION OF HEAVY I AWTEI AN E: Heavy maintenance is defined as
periodically inspecting and cleaning the facility when sediment levels exceed
designed storage levels.

Meridian and ACID approved the design. Therefore, the drainage facilities shall
not be changed or r cNffiE d hi any way without the written consent ofaregistered
engineer and ACHD.

Association she] l be responsible to insure that adjoining pruperty owners or other
parties do not alter the overall dimensions of the ponds. The Horneowners'
Association shall provide written notice to property owns adjoining the retention
ponds that filling with eartb, or disposat of grass clippings, is not permitted. When
necessary, the Homeowners" Association shall undertake convztions that may
involve excavation or reshaping of contours.
3. Coneunrnee by the Homeowners' Association and the A 14D shall be required
for any changes to previously approved documents.
4. if the l•Iomeowners' Association. failure to provide regular maintenance to the
s�rsteni becomes a health concem tlue ACHD may perform the Teq fired
maintenance, assessing the cost of such =intenance performed by the A HD to
the Homeowners' Association. ACID may use liens or assess maintmwice oasts
against the real property of the development.
