I added the shrubs around the base of the display area, here is a link to a picture of the plant I chose; http://davesgarden.com/guides/pf/showimage/112496/. 1 am not a landscape architect, to me a tree is green/big and a shrub is just smaller. This is a shrub we had installed in Pasco and it appears to grow out and not up so it will not obstruct the view of the equipment. Our consensus was that you really need to explain (justify) why you can't place the display vehicles outside of the required 25' wide buffer. This is our preferred alternative. City Code specifically prohibits vehicle display areas in buffers for a reason (aesthetics.) We are afraid of setting a precedent if we allow a reduced landscape buffer width for your property, as there really is no site constraint. That being said, if you can justify your need to reduce the landscaping and show the following, we would most likely approve an alternative compliance request: 1) Construct a minimum 15 -feet of landscaping behind the sidewalk (10' currently shown); 2) Line the base of the display areas with shrubs (sod only currently shown); and, 3) Substantially narrow the display pads from the 30' width currently shown, thereby increasing the ratio of landscaping to display area. Again, if you submit an Alternative Compliance application with a good narrative and the above-mentioned changes to a plan, we can evaluate and give you a formal response. Hard Surface (Sidewalk) = 180 sq. ft. = 3.9% Display Area = 2,520 sq. ft. = 55.7% Landscape Area = 2,000 sq. ft. = 40.4% Tom between you and me per the discussions I originally had between the city anything outside the landscape buffer could be completely used for display if you like. So something that might help to bring up is that you are giving up some of the area that is aloud to be used as display and turning it into landscaping. If you look at the numbers it is almost an equal trade between the display area wanted in the buffer and landscape outside the buffer. Just a thought!
