History: In 2001, the property was annexed into the City with the l -L zoning designation. The existing build€ng served as the Goofs
dlstfibution center.
In 2009, a certificate of zoning Wmp€iance was approved that changed the use from officeMarehouse to 1nforma4un Industry. Currently the
buildiM is vacant.
Summary of Request; The applicant: is fequesting GUP approval to operate a church for an existing developed site. The property is
cufrently zoned I -L and requires CUP approval. The comp Paan designation for the property is industrial, Although this is not the preferred
use in the industrial zone, the Comp Plan encourages the adaptive reuse of exi ling developed sites.
With future submittal of a CZC and DES appkations, the applicant is proposing a phased conversion of open warehouse and office space
into a church sanctuary, classrooms, and support spaces. Extefiof modifications inelude the additiofr of a 2,164 square foot glass
foyerifelioviship area and phased facade and site improvements.
