Site Specific Conditions of Approval
l. All ground level mechanical equipment shall be screened to the height of the unit as viewed from
the property line in accord with UDC 11-3A-19A.1e.
Process Conditions of Approval
1. No signs are approved with this application. Prior to installing any signs on the property, the
applicant shall submit a sign permit application consistent with the standards in UDC Chapter 3
Article D and receive approval for such signs.
2. The applicant shall complete all improvements related to public life, safety, and health as set forth
in UDC l1-5C-3B. A surety agreement may be accepted for other improvements in accord with
UDC I I-5C-3C.
3. The elevations prepared by Shea, dated7l2l14, are approved as shown in Exhibit B.
4. The appr,rved elevations may not be altered without prior written approval of the Planning
Division of the Community Development Department.
5. The appllcant shall pay any applicable impact fees prior to the issuance of a building permit.
6. The appl'icant shall complete all required improvements prior to issuance of a Certificate of
Occupan,oy. It is unlawful to use or occupy any building or structure until the Building Official
has issued a Certificate of Occupancy.
Ongoing Conditions of Approval
l. The applicant and/or assigns shall have the continuing obligation to provide irrigation that meets
the standards as set forth in UDC I I -38-6 and to install and maintain all landscaping as set fo(h
in UDC l1-38-5, UDC 11-3B-13 and UDC l1-3B-14.

UDC 11-34-14.
3. The project is subject to all current City of Meridian ordinances and previous conditions of
approval associated with this site (AZ-07-012; VAR-07-017; MDA-11-002; CZC-I1-021;
CZC-13 -104; DES- I 3-09s).
4. The issuance of this CZC does not release the applicant from any previous requirements of the
other permits issued for the site.
5. The applicant has a continuing obligation to comply with the outdoor lighting provisions as set
forth in UDC I 1-3A-l l.
CITY COUNCIL REVIEW
The applicant or a party of record may request City Council review of a decision of the Director. All
requestsforreviewshallbefiledinwritingwiththePlanningDepartmentonorbeforeAugust 19,2014,
within fifteen ( 1 5) days after the written decision is issued, and contain the information listed in IIDC I I -
5A-68.

EXPIRATION

To whom it may concern,
The project referenced above, Hot N/ama at The Village at Meridian, is a tenant improvement project in the
existing development The Village at Meridian. All site characteristics and architectural characieriitics of the
development are existing and are not to be modified with the Hot Mama tenant improvement project. This
includes, but is not limited to the fagade, primary entrance, roof line, exterior pattern variations.
The interior of the tenant improvement will include a sales area in the build out of a retail space with a tile floor
of a simulated wood look, walls wlth a painted or millwork finish, and an open ceiling with acoustic ceiling
clouds. The dressing room area of the tenant improvement will have a combination-of tile flooring and cirpet,
with painted walls, millwork and acoustic ceiling tile finishes. The office, employee area, and stoLge area will
have a vinyl composite floor, painted walls, and an acoustic ceiling tile finish.
All exterior site work, including the parking lots and pedestrian walkways and facilities,
for the retail tenant
improvement are existing within The Village at Meridian and are not to be changed. The new tenant
improvement will include exterior signage on the existing exterior wall and a new awnlng across the new
storefront.
