This phase of The Oaks lies north of W. McMillan Road and west of N. Black Cat Road. The gross density of the final plat is 2.7 dwelling units per acre, with a net density of 5.32 dwelling units per acre. The minimum property size is 6,600 square feet, with an average lot size of 8,312 square feet. The preliminary plat was approved by the Meridian City Council on December 17, 2013. A 5.71 - acre central park, pool facility, playground equipment, pickleball courts, outdoor barbeque area, pathways and pressure irrigation pond are proposed in this first phase. A conceptual amenity plan is attached for reference only. The amenity is still being designed for Toll Southwest LLC. The final plat is in conformance with the approved preliminary plat and meets all requirements or conditions thereof.
