The project is located at 1098 N Hickory Ave. in the Gemtone Center subdivision. It's exact location is Township 3N, range 1 E, and Section 08, Parcel # R3073780600 and is zoned I -L. The building currently consists of two suites, one occupied and the other vacant. The new tenant (Real Life Ministries) will occupy both suites of the building. The center of the building will be converted to meeting area for worship and congregation. There will be updates to the existing offices and restroom areas to make room for classroom and storage spaces. The clients are currently exploring new egress door options as we'll need to meet the needs of the assembly area. The reason for the Conditional Use is to get the "worship" Assembly Occupancy approved in the existing I -L zone. The tenants project that the meeting area will have approximately 200 seats. Church facility The church will hold gatherings on Sunday mornings as follows: Real Life Church currently meets at 35 E Fairview Ave. Current attendance: 100 adults 50 kids They have approximately 50 vehicles parked currently One year projected attendance use for the church on Hickory Ave. 1St service 9:15am — 80 adults and 40 kids plus teachers/volunteers 2"d service 11:00am — 120 adults and 60 kids plus teachers/volunteers The church anticipates approximately 60 vehicles coming to the site on Sunday morning. The church staff of 5 staff/volunteers will work in the church office during normal business hours Monday through Friday. Parking — Alternative Compliance There are currently has 31 parking stalls on the property. They have agreed to let Real Life Church use their 25 parking stalls on Sunday Mornings. This brings the total available on a Sunday to 56 stalls. Hickory Ave has available street parking directly in front of the property for the remainder. Hickory Avenue has sidewalk connecting the property two lots to the south. Real Life Church will put out temporary signs to indicate the lot being used as extra parking. These signs will be set up and removed each Sunday morning. Daycare - Accessory Real Life Church would also like to offer pre-school for maximum of 54 students, three and four- year old. The pre-school would operate in two sessions. The first will be from 9:30am-12pm the second session will be from 1 pm-3:30pm Monday through Friday. There will be no food preparation on site for these students. There will be a maximum of 6 staff for the max students. Real Life Church held a neighborhood meeting on December 22 at 35 E Fairview Meridian, Idaho (current location of Real Life Church offices). No one attended the meeting. See letter that was sent out on December 14. The existing building is steel framed construction with stone, stucco and accents/trim. The style is like the surrounding neighborhood, making this building feel like a part of the surrounding neighborhood, which it aims to serve. The property is currently landscaped and will remain. We hope this project will be acceptable to the planning department. We feel that this project will create a positive impact in the area and fulfill the needs of the community as well as the tenant.
