appreciate hearing what is on your mind and heart. I know your City Council members appreciate you weighing in as
well and sharing your opinion on the issues that they will be making decisions on.
Because this project is part of an open application, our City Council members are prohibited from commenting
outside the public hearing. We take public feedback seriously and want you to know that we have received your

Message:
I am writing to convey my lack of support for this development. Residents know and understand that this area
will be built out in form or another. We are willing to negotiate those issues with the developer. The problem is
that the developer is only interested in making money. He has lacked the ability to actually listen to the residents
concerns and appears to write them off as immaterial issues. He has blown off suggestions from Meridian
Planning and Zoning and Meridian City Council. It appears that he will just make the minimal concessions and if
he is allowed to do that enough times something will stick. What a sad way to do business.
Here are some of the major issues and why I have concerns:
We currently have teenagers speeding through the neighborhood to get to Rocky. This is an issue because we are
also in a zone where all of our littles walk to school. This is a disaster in the works. Traffic flow is a huge issue.
More cars through our neighborhood increases the odds that something terrible will happen.
The current plan does not have support from the Meridian Police Department, Meridian Fire Department, Idaho
Transportation Department, ACHD, or the overwhelming majority of residents within a 3 -mile radius of proposed
construction site. If these departments do not find this a viable option then why should we? Again, the developer
has lacked the willingness to sit down and make some changes so that we would have more balance in the area.
WinCo is also an issue running 24n- 365 days a year. They refuse to cut the hours of operation at all. That does
not show a willingness to work with the residents and it was zoned to be a family friendly community site with
local shops, restaurants, and entertainment options.It is not too much to ask as there are a number of WinCo's
competitors who have created smaller "markets" for this type of zoning requirement. If they are unwilling, the
developer needs to find someone else. And that is the major problem, the developer is only interested in making a
big deal instead of the right deal.
At a minimum, the developer should be required to:
1. Require Winco to, at a minimum, restrict delivery hours (if not its operating hours).
2. Consider a different road design to discourage using Paramount as a cut -through to the commercial area.
Residents will still have access from the neighborhood through Bountiful Commons and Fox Run. At the very
least, they should consider traffic calming measures at access points. Children's safety should not be put at risk for
the convenience of drivers.
3. Require the developer to break up the Mid -Anchor stores.
4. The conceptual plan does NOT accurately reflect the Chinden road improvements and a new conceptual plan
MUST be submitted before the City Council reviews this application.
I am concerned that this developer is less than honest and will need serious monitoring if/when something is
approved for this development.
Smart growth for Meridian is the right growth for Meridian. I implore you do make the best decision for smart
growth as you were elected to do.
