Arnoid, Commissioner February 17. 2005 RECEIVED FEB 2 3 2005 To: Farwest LLC 4487 North Dresden Place Suite 102 Garden City Idaho 83714 City of Meridian City Clerk Office Subject: Saguaro Canyon Subdivision - Amendment of Preliminary Plat Amendment to the Preliminary Plat for 21-Single-family Residential Lots North of McMillan Road East of Meridian Road On November 12, 2003, the Ada County Highway District reviewed and approved the preliminary plat application for Saguaro Canyon Subdivision. Saguaro Canyon Subdivision was proposed to consist of 461-lot single-family residential lots on 140.25-acres. The applicant is requesting to amend the roadway configuration of the original preliminary plat. The District is supportive of the applicant's proposal to modify the preliminary plat. In order to amend the plat, the applicant should: Remove the two cul-de-sac's that were originally proposed at the terminus of North Claret Cup Place and North Pinery Canyon Place. as proposed. Construct a stub street to the south property (Pinery Canyon Avenue) located approximately 197-feet east of the west property line, as proposed. Install a sign at the terminus of the stub street stating, "This road will be extended in the future." Construct the internal roadways as 33-foot street sections with rolled curb, gutter and 5-foot concrete sidewalks within 50-feet of right-of-way. as proposed. Submit a letter from the appropriate fire District approving the reduced street section. This letter identifies the site-specific requirements, conditions of approval and street improvements that are as a part of this preliminary plat amendment and should be considered an addendum to the original staff report for Saguaro Canyon Subdivision.
