Subject:Verado West objections
City Clerk-
To begin with, I want to be clear that I am writing on behalf as my role as a citizen/resident of the City of
Meridian, and NOT on behalf of my role as Planing & Zoning commissioner.
After listening to testimony and seeing the application for the Verado West subdivision at the most recent
Planning & Zoning meeting, I wanted to express my objections to the project for when it goes before the
City Council for review.
1. Front yards of the current phases of Verado are almost ENTIRELY concrete. I see no reason why this
next phase with higher density will not be the same or worse. Most projects even with a minimum of 10%
open space have front yards meaning more green, vegetation, etc. This project, from what is visible from
the front, will be almost entirely concrete. In this case, even a 10% minimum open space will not produce
enough landscape.
2. No eaves. This is a terrible design. Design standards should include eaves all the way around a house.
3. ACHD: Predicts 1,246 trips per day. Assuming 50% go out to Locust Grove, this is 623 cars per day on
Kamay & out Cougar Creek. Primarily all these will travel between 7-9 am and 4-6 pm; up to 155 cars per
hour during these peak times. ACHD indicated they thought an access to Ustick was needed. City won't
allow. This is just too much for this street. As long as this parcel is landlocked, traffic counts MUST come
down, or else density needs to come down. This alone should be reason to deny. This is simply too much
traffic for these neighborhood streets.
4. CMG argues they don't want a "cookie cutter" design. I ask, "what is this!?" All elevations are the
same. These are all the same design, duplicated. This is the true definition of "cookie cutter!" At least in
other subdivisions, we see multiple builders with different designs.
I get that the builder is trying to develop a project that offers an affordable option. However, based upon the
points above, I believe that this project is just not in the best interest of the City of Meridian. Not now, not
in the future. I request that the council deny this project for the reasons stated above. Hopefully, the
developer will come back with a better option.
