Ada County Highway District and Meridian Ordinance. Dimensions will be
determined by the City Engineer. All sidewalks will be five (5) feet in width.

Gentleman:
The Meridian City Council approved the Preliminary plat of Tuscany Lakes on August 13, 2002 with 455
buildable lots also including 38 common lots and one school lot. This Original Tuscany Lakes
Subdivision is located between Eagle and Locust Grove Roads south of Victory Road. This phase is
located on west side of the Ridenbaugh Canal and east side of the Eight Mile Creek and one of the phases
needed to providing the link the overall Tuscany neighborhood ITom Eagle Road to Locust Grove Road.
Tuscany Development Inc. is requesting approval of the final plat for 86 building lots and 5 common area
lots. This phase also includes a Zoning Certificate to allow the Club House and pool to be constructed
with the street improvements and prior to recording the final plat. This clubhouse and pool will provide
an active amenity for the overall Tuscany Lakes Development.
In summary we are requesting approval of86 building lots, and 5 common area lots and the allowance to
build the club house with the street improvement requirements. I hope this information wì1l be sufficient for
you to process with this :final plat. However, please call me if you have any questions or need additional
information.

MESSINA HILLS NO.3 SUBDNISION
1.
All streets will be public and constructed to Ada County Highway District Standards. All
right-of-ways will be 52 feet wide with a 36 foot improved section and 5 foot sidewalks
on both sides in an easement, except for Palermo Drive, which was approved with a
meandering 10 foot pathway on the north side only. The streets were all approved with
the original preliminary plat and no changes to them are being proposed.
2.
The proposed residential development is in compliance with the Meridian
Comprehensive Plan. The plan designates the property as single family residential
development.

The development will connect to the required City Services.

This proposed plat is in compliance with the approved preliminary plat and approved
amendment

Irrigation Required
All landscape areas regnlated by the City Landscape Ordinance (12-13) shall be served with an
automatic underground irrigation system. Additional requirements affecting pressurized
irrigation systems can be found in City Ordinance 9-1-28.
Irrigation Water Source
Use of non-potable irrigation water is required when determined to be available by the City
Public Works Department as regulated by City Ordinance 9-1-28. If city potable water is
used, a separate water meter is recommended so the owner can avoid paying sewer fees for
irrigation water. Potable water shall not be used as a primary irrigation water source on non-
residential lots with more than 1h acre of landscaping. Year round water availability is also
required by connecting to city potable water or an on-site well as a secondary source.
