Any damage tostructures, utilities or concrete will bereplaced at contractor's expense.2.2.The site has many existing improvements suchas underground utilities, curb and gutter, lightpoles and sidewalks.2.3.See Engineer's plans for information aboutexisting features.3.GRADING & SITE PREPARATION3.1.Prepare finish grades for planting by grubbingand removing weeds. If necessary applyRound-Up (or equivalent herbicide), using acertified applicator. Remove rocks and othermaterials over 2".3.2.All gravel overprep to be removed anddisposed of off site.3.3.Finish grade to be smooth transition to allowfor entire site to be a natural flowing space.3.4.Fine grade lawn areas to elevations set byEngineer's plans with positive drainage awayfrom structures.3.5.Refer to Engineer's plans for gradinginformation & for all drainage pipes andlocations. Protect and retain drainage at alltimes.3.6.No pooling or standing water will be acceptedper industry standards.3.SOILS3.2.Reuse of existing topsoil that has beenstockpiled on site is permitted if:3.2.1.Topsoil is tested and analyzed to ensure aproper growing medium. Provide additionalamendments as determined by soil tests.And3.2.2.Topsoil is to be loose, friable sandy loamthat is clean and free of toxic materials,noxious weeds, weed seeds, rocks, grass orother foreign materials.3.2.3.Topsoil should have a ph of 6.5 to 8.0.3.2.4.If on site topsoil does not meet theseminimum standards contractor isresponsible for providing approvedimported topsoil or improving onsitetopsoil per the approval of the LandscapeArchitect.3.2.5.All lawn areas shall receive 12" minimumdepth of topsoil.3.2.6.All planter areas shall receive 18" minimumdepth of topsoil.3.3.If imported topsoil is used it must be from alocal source and be screened free of anydebris or foreign matter. Topsoil must notcontain rocks, sticks, lumps, or toxic matter.3.4.Smooth, compact, and fine grade topsoil in lawnareas to smooth and uniform grade .5" belowadjacent surfaces.3.5.Amend soil for all new plantings 2 parts topsoil& 1 part compost.4.LAWN AREAS4.1.All lawn areas shall be sodded regionally growntall-turf type fescue or approved other byowner.4.2.Lay sod within 24 hrs of harvesting and form asolid mass with offset, tightly fitted joints oneven grades.5.PLANTS5.8.All plant material shall be installed per industrystandards.5.5.All plant material shall meet or exceed theminimum federal standards as regulated by ANSIz60.1, American Standard for Nursery Stock.Plants not meeting these standards for quality,or plants determined to be unhealthy byOwner's representative, will be rejected.5.6.All Ball and Burlap trees to be installed perBalled and Burlapped planting detail.5.7.All shrubs to be planted per Shrub Plantingdetail.5.8.Trees and shrubs over 36" shall not be plantedwithin clear vision triangles per city code.5.9.Fertilize all trees and shrubs with 'Agriform'planting tablets or approved equal. Apply permanufacturers recommendations.6.PLANTER BED MULCH6.1.Planter beds to receive 3" depth 38" chip gravelrock mulch.6.2.Apply pre-emergent, per manufacturer'srecommendations.7.IRRIGATION (POC)7. Irrigation system shall be built to the followingspecifications:7.0.1.Adhere to city codes when connecting tocity water.7.0.1.All irrigation material to be new withmanufacturers' warranty fully intact.7.0.2.Install indoor rated controller in specifiedlocation on plan. Coordinate with projectmanager on exact location.7.0.2.1.Controller to include On/Off rainswitch or other rain shut off devicethat does not alter program.7.0.3.Irrigation system piping in landscape areasto be minimum schedule 40 PVC orapproved equal, sleeves to be double thesize of pipes located within, all wires to becontained in separate sleeves 1-1/2" diamin.7.0.4.Coordinate all sleeving & pipe runs withowner (Local Construct) & Builder beforeinstalling.7.0.5.Use common trenching where possible..7.0.6.All wires to be 18 gauge direct, bury wireat a minimum of 12" below finished grade.Size wire for correct voltage loss.7.0.7.Supply a minimum of (2) spare wires tofurthest valves from controller in alldirections.7.0.8.Flow control device to be included on allremote control valves, including mastercontrol valve.7.0.9.Connect mainline to point of connection inapproximate location shown on plan.7.0.10.Provide 12" winterization port in locationnear POC. Winterization port to belocated inside of its own standard valvebox.7.0.11.Contractor is responsible complying with allcodes and paying all permits necessary.7.0.12.Sprinkler heads shall have matchedprecipitation within each control circuit.Velocities shall not exceed 5 feet persecond.7.0.13.Locate irrigation materials in planters whenpossible.6.CONTRACTOR RESPONSIBILITIES6.1.Contractor is responsible for 1 year ofmaintenance starting at the final date ofacceptance by owner.6.1.Estimated quantities are shown for generalreference only.
