R t., April 4, 2006 Kristy Vigil City of Meridian 660 East Watertower Lane Suite #202 Meridian, Idaho 83642 Re: Plan Sign Program for Ustick Marketplace Dear Kristy: Thank you for helping to clarify the requirements of the Plan Sign Program as it relates to our development at Ustick Marketplace. As we discussed, Brighton is now in the process of leasing the tenant spaces in its first retail shop building and has discovered that it needs to clarify the signage specifications for the development. Several of our potential tenants have submitted sign packages that use a corporate logo or other trademarked sign that includes some type of an enlarged raceway or cabinet and that cannot be appropriately constructed as simple pan channel letters. We have worked with these tenants to come up with solutions that minimize the "cabinet" in their designs and emphasize a similarity to normal pan channel letters. By doing so we have attempted to remain true to the intent of the Plan Sign Program, which is to manage the design of the tenants' signs in order to ensure a coordinated appearance throughout the development. We are doing so by setting maximum letter heights and by ensuring that all signs are in line with one another and appear balanced on the facades. In addition, it has always been our intention to allow for lighted dimensional lettering on opaque backgrounds, whether it was on the building wall, raceway or appropriate cabinet. You have already seen the sign package for Tully's Coffee. As noted, their sign does include a cabinet, but we have worked with them to minimize its depth and emphasize the lettering. In fact, the white lettering is actually pushed through the bronze aluminum face and lighted in such a way as to resemble the appearance of pan channel letters. We firmly believe that this solution will add style and character to our building and the rest of the development and will remain true to the intent of the Plan Sign Program.
