The "Workscape" business located at Silverstone in Meridian has our pennission to allow
the proposed sign to cover more than 18% of the wall area; the sign may also be longer
than the 15'0" that was called out in our sign criteria and the sign placement that is
shown in the artwork also meets with out approval.

This letter serves as a request to the City of Meridian Planning & Zoning Department to revise
SilverStane Corporate Center's Planned Sign Program (PSP) to include SilverStone Business
Campus. All conditions and requirements of the PSP apply to the entire center, the corporate
center and the business park.

2. This Conditional Use Permit is for the overall concept and mixture of uses. Significant changes
to the plan as proposed will require modification of the CUP. Slight modifications that comply
with the overall development plan approval will not require future public hearings.
Planned Development Regulations: As a mixed/planned use development, the SilverStone
Corporate Center must comply with the following sections of the subdivision ordinance: 12-6-4
Procedures for Planned Developments, 12-6-6 General Regulations for Planned Development,
and 12-6-7 General Standards for Planned Developments. All commercial and office uses must
comply with 12-6-8-B, Design Standards for Planned Development -Commercial.
4. Site Plan: The copy of the single -story building master plan submitted with the application
does not appear to be to an accurate scale. Detailed review of the site plan is not possible; only
the concept is being reviewed. Detailed site plans that meet all parking lot dimensional and
landscaping standards per City Ordinance will need to be reviewed and approved during the
building permit process.
Open Space: All Planned Developments (PD) are required to have at least 10% of the gross
land area of the PD as common open space per City Ordinance Section 12-6-7-E-5. The total
common open space calculation for SilverStone Corporate Center is not shown. Please provide
calculations showing how this minimum criteria is met. The City's well lot will not be
considered for inclusion in this requirement if reimbursement is sought for the value of the
property.
6. Parking Lot Landscaping: Landscape islands serving a single row of parking shall have one
tree. Islands serving a double row of parking shall have two trees. A planting island shall be
provided to break up the asphalt every 12 continuous stalls. The site plan submitted does not
meet this requirement. The detailed landscape plan for the Silverstone Point building is at a
scale and meets or exceeds all landscaping requirements. All site plans will be reviewed at the
building permit stage to ensure compliance with the Meridian Landscape Ordinance. Staff
review of the overall site plan is general only, and specific review will occur upon application
for building permits.
7. Streets and Circulation: The proposed project is designed as a stand-alone development with
no provision for access to other properties. Staff recommends public road access be provided
to the property east of this development. Additionally, as the relatively narrow strip of property
south of this proposed subdivision will have few options for development, staff recommends
that Titanium Way be stubbed to the south property line. Staff also supports full collector
status roadways to be developed on half -section lines, which would fall at this property's
southerly boundary.
8. Signage: Although signage locations are noted on the plan, no details of proposed signage
were included. Applicant will be responsible for proposing a sign program for the entire
development as part of the conditional use process.

Res Revision to the Approved Sign Program for Silverstone Corporate Center
A revision to the approved Planned Sign Program regarding wall signs was made on 5/6/04. See below
for the approved changes.
The number and types of approved signage are as follows:
Center / Commercial Signs (the larger signs on Overland and Eagle Roads)
• Total #. of allowed Center/Commercial type signs= 4 (two on Eagle and two on Overland)
Sundance/Larson is applying for all four (4) of these signs with the Planned Sign Permit and all are
approved by P&Z. Sundance intends to construct these in the near future. The Building
Department should pay particular attention to the fountain design details on the main project sign.
Single Building Signs (the smaller signs to identify each individual building in the proiect)
• Total # of allowed Single Building type signs = 28
• Sundance/Larson Architects is applying for two (2) of these signs right now (Silverstone Point's
sign on Overland and Goldstone Plaza's sign on Eagle). P&Z has approved both of these. The
remaining 26 signs will require separate building permit applications.
• Each of the future signs must be in conformance with the design approved under this Planned Sign
Program (see Sheet A-11, 7-25-01).
• Sundance has requested that three (3) of the buildings be allowed two (2) signs each since they
are located on comer lots. These buildings are Goldstone Plaza, Lakestone Plaza and Silverstone
Point (highlighted in blue on the approved plan). As long as the maximum background area square
footage for a single sign in that zone is not exceeded on both signs, these are approved.

Wall Signs
• The application states there will be one (1) per tenant. Each of these future signs will require
separate sign permits.
• All wall signs will be individual lettering style and shall not exceed 24" in height per lease
agreement.
• In no circumstance shall the combined wall sign background area of all tenant signs be allowed to
exceed 18% of a single wall face.

Sign Setbacks
Applicant should note that, as currently shown on the Building Signage Site Plan, the Blackstone
Center sign does not meet the minimum one foot setback from front property line. This can be verified
upon submission of the actual sign permit.
STAFF NOTE: As each building and wall sign permit is submitted in the future, we should track each
approval on the enclosed, approved Planned Sign Program site plan. Daunt said individual building
permits would not be required for the gate house and archway features within the project.

All of the Tenant's signs shall be designed, constructed and located in accordance with
the procedures established in this Lease and these sign criteria are subject to approval by
Landlord.
1. GENERAL REQUIREMENTS:
A. Tenant shall submit to Landlord for approval prior to installing and before
fabrication, ONE (1) copy of detailed drawings indicating the location, size,
layout, design„ and color of the proposed signs including all lettering of
graphics_
13. Tenant must obtain and pay for all permits for signs and installation.
C. Landlord has the right to approve Tenant sign installation.
D. All of the Tenant's signs shall be constructed and installed at Tenant's sole
expense,
E. Even after design approval, no signs shall be installed without advance notice
to Landlord, and if Landlord elects, under the supervision of Landlord or its
agent or contractor.
2. GENERAL SPEWICA?PONS:
A. No animated, flashing or audible signs will be permitted.
6. No exposed lamps or neon tubing will be permitted,
C. All signs and their installation shall .comply with local, building and electrical
codes.
D. All conduit cabinets, conductors, transformers and other equipment shall be
concealed.
E. Individual tenant pylon or pole signs will not be permitted,

A. Identification signs shall be designed in a manner compatible with and
complementary to the adjacent and facing storefronts and the overall design

6, MISCELLANEOUS REQUIREMENTS:
Except as provided herein, no advertising placards, banners, pennants, names,
insignia, trademarks, or other descriptive material shall be affixcd or maintained
upon the glass panes and supports of the show windows and doors, or upon the
exterior walls of the building storefront without Landlord's prior written approval,
This Agreement, and the items contemplated herein, are subject to the requirements of
the approval by appropriate governmental agencies having jurisdiction over the subject
matter covered herein. Landlord makes no representation or warranties that such
