Center/Freestanding Signs:
One center sign is permitted per street frontage not to exceed x5' in
overall height and 70 square feet in sign area. Signs must be set back
a minimum of 5' from front or side property lines.
Wall Signs:
Each business is permitted a wall sign not to exceed 9% of the fascia
area to which it is attached. (Lease frontage for multi tenant.)
All wall signs are to be consistent with pan channel letter design.
All wall signs of channel letter design are to be on raceways with no
exposed tubing or conduit.
Window/Door Vinyls:
Each business is permitted to display the name of their business and
the operating hours in the window/door area. Seasonal displays are
permitted.
Lease inclusion.
This Planned Sign Program shall be included in the Lease for each
individual tenant.

Re: Approved Sign Program for Wellpoint Professional Plaza (aka Lynwood Plaza)
Idaho Electric Signs, on behalf of Wellpoint Plaza (Lot 3, Blk 1, Lynwood Plaza Sub.) submitted a
Planned Sign Program application. This letter outlines my review and approval notes of the Planned
Sign Program (PSP).
The number and types of approved signage are as follows:
Center Signs (muKi-tenant sign)
• Total # of allowed "center" type signs = 1 (not applying for at this time—future tenant sign will
require a sign permit).
Free-standing Signs
• No free-standing signs are approved at this time other than the existing center sign.
• In addition to the main center sign, one (1) free-standing sign per building within the center is
permitted, with size and background area in accordance with Tables C -G (MCC 11-14),
provided that no sign exceeds a height of ten feet (10) and background area of seventy (70)
square feet.
• Future free-standing signs will require a sign permit.
Wall Signs
• Two wall signs were approved at this time for Medicap Pharmacy.
• Each tenant will be allowed wall signs in accordance with MCC 11-14-9.F. Each of these future
signs will require separate sign permits.
• Per the tenant agreement, exterior wall signs shall be roan channel internally illuminated letters
with raceway installation.
