Re: Sign Permit for Meridian Automotive, 505 N. Main Street
Meridian Automotive has applied for a sign permit to make their existing sign legal. A sign permit was not
applied for when it was erected approximately two years ago.
The sign ordinance does not specifically state requirements for signs in the O -T zone in which the
business is located. Historically, staff has used the existing/proposed land use in comparison to a zone
listed in the sign ordinance. For instance, if the proposed use vOre a convenience store, we would look to
the requirements of the C -NIC -C zones. This method of interpretation is not specifically addressed in the
zoning ordinance. The zoning ordinance does require conditional use approval for all new uses in the 0-
-T zone; this requirement could be extended to signs as well.
The background area of the original sign at this location was approximately 100 s.f. and approximately 25
ft. in height. This sign was removed and replaced with a sign that has a background area of 96 s.f., with a
height of 20 ft. and an appurtenance of 5 ft.
Background Area and Height Restrictions
If the existing sign is classified under a commercial use (C -G zone), the background area would be 16 s.f.
over the maximum allowed, and the appurtenance above the copy area would need to be reduced to 3 ft.
in height per MCC 11-14-5.K. (the height would be in compliance at 20 ft.).
If classified as an industrial use (I -L zone), the background area would be 26 s.f. over the maximum
allowed; the height would be 5 #t. over the maximum allowed; and the appurtenance above the copy area
would need to be reduced to 2 % ft. in height.
Additional Req uirements/Considerations:
A 5 -ft. appurtenance that does not contain copy for the sign protrudes above the height of the sign. Per
MCC 11-14-5.K., an appurtenance of 15% of the height of the sign is allowed (see above requirements for
pertinent zone) .
Per MCC 11-14-5.L., all free-standing signs shall be set entirely within a landscaped area having at least
the same square footage as the background area of the sign. Currently, no landscaping exists at the
base of the sign —just pavement.
Per MCC 11-14-9.D.3., in commercial and industrial zones, no part of the sign, including the footing, shall
be located closer than one foot (1) from the front property line. According to the site plan submitted with
the CUP application, the footing of the sign appears to be located on the edge of the property line with the
copy area of the sign hanging over into the right-of-way.
