Fairview Ave.) Nathan Fuller, Lytle Signs, Inc., on .behalf of Treasure Valley Business Center No. 1 (Lot 3, Blk 1) submitted a Planned Sign Program. This letter outlines my review and approval notes of the Planned Sign Program (PSP). The number and types of approved signage are as follows: .Center Signs (=N4enantsian) • Total # of allowed "center" type signs = 1 Free-standing Signs • No free-standing signs are approved at this time other than the existing center sign. Wall Signs • A wall sign was approved at this time for Seagull Books • Each tenant will be allowed wall signs in accordance with MCC. Each of these future signs will require separate sign permits. • Per the tenant agreement, exterior wall signs shall be pan channel internally illuminated letters with 3/16" plex faces, raceway or no raceway, depending on location. Sign Setbacks Free-standing center sign is required to be installed at a minimum of one foot setback from the front property line and five-foot setback on the side property line. FREE-STANDING SIGNS SHALL NOT BE LOCATED WITHIN THE SITE TRIANGLE 0 Page 1 April 29, 2005 Office Valne Business Center A. . Introduction: The intent of this sign criteria is to provide the guidelines necessary to achieve a visually coordinated, balanced and appealing signage environment. Performance of this sign criteria shall be rigorously enforced. The tenant or the sign contractor at their expense, upon demand by the owner, shall remove any non- conforming signs. The landlord may remove non -conforming signs if the tenant fails to do so within 15 days of receipt of notification from landlord. The costs to remove these signs will be the tenants responsibility. The landlord shall review exceptions to these standards. However, based upon our field experience, deviations will generally result in serious inequities between tenants. Accordingly, the owner will retain full rights of approval of any sign used in the market place. B. General owner/tenant requirements: 1. Each tenant shall submit to the landlord for written approval, three (3) copies of proposed artwork shown to scale in full color with detailed call outs and elevations, sent to: GRUBB & ELLIS 533 E. RIVERSIDE DR. SUITE 100 EAGLE, ID 83616 2. Following landlord approval tenant shall also be required to get approval from Meridian City. 3. Approved sign vendor is Lytle Signs 2525 Federal Way #106, Boise, ID 83705. Contact Tony Meade at Lytle Signs for tenant sign criteria and design services. 4. The tenant shall pay for all signs, their installation (including fmal electrical connection) and maintenance. 5. The tenant shall obtain all necessary permits. Tenant shall provide landlord with a copy of the permits and a copy of inspection signed for fmal inspection approval. 6. All requirements of this sign criteria shall be the tenants responsibility. 7. The owner shall provide primary electrical service to the freestanding center sign only. All tenants will be responsible for primary electrical to all wall sign locations. One "sign space" shall be allowed for each tenant (except as otherwise approved in writing by landlord). 9. Any signs not complying to these specifications as of this date, April 29, 2005 will be grandfatherd until such time as tenant makes changes to said sign. Any modifications will require the tenant to comply with all parts of this sign criteria. C. GENERAL SIGN SPECIFICATIONS: 1. All signage shall be pan channel internally illuminated letters (maybe on a raceway). 2. All shall be restricted to the "net sign area" . 3. No projection above or below the "net sign area" will be permitted (accept as approved by landlord in written form). 4. All signs and their installation must comply with all local building and bear a U.L. label. 5. All signage to be: a. Internally illuminated letters with 3/16" plex faces (raceway Installation) or no raceway depending on location. 6. All penetrations of the building structure required for sign installation shall be sealed in watertight condition and shall be pached upon removal. Any patching must match the existing wall. If necessary the tenant will be required to patch and paint the entire fagade to properly match the wall. D. PROHIBITED SIGNS AND OR ELEMENTS OF A SIGN: 1. "Freeform cabinets" (other than logo & sub -copy). 2. Cabinet signs. 3. Flood lit signs. 4. Exposed fasteners. 5. Sandwich board signs. 6. SIGNS CONSTITUTING A TRAFFIC HAZARD: No person shall install or maintain any sign which simulates or imitates in size, color, lettering or design any traffic signs of signals or uses of the word "STOP", "LOOK", "DANGER", or any other words, phrases, symbols, or characters in such a manner to interfere with, mislead or confuse traffic. 7. IMMORAL OR UNLAWFUL ADVERTISING: It shall be unlawful for any person to exhibit, post or display, cause to be exhibited, post or display upon any sign, anything of an obscene, indecent, or immoral nature or unlawful activity. 8. ANIMATED, AUDIBLE OR MOVING SIGNS: Signs, consisting of any moving, swinging, rotating, flashing, blinking, fluctuating, or otherwise animated light are prohibited. (Except on main identification pylon signs). 9. OFF -PREMISE SIGNS: Any signs other than allowed wall signs and main identification pylon signs. 10. VEHICLE SIGNS: Signs on or affixed to trucks, automobiles, trailers, or any other vehicle which advertise, identify, or provide direction to a use or activity not related to its lawful deliveries of sales or merchandise or rendering of services from such vehicles, is prohibited. 11. LIGHT BULB STRINGS AND EXPOSED TUBING: External displays, other than temporary decorative holiday lighting, which have unshielded light bulbs, are prohibited.
