Cherry Ln. Statement describing the characteristics of subject property, which rrtake the zoning amendment desirable. The subject property has an existing residential structure on it that was built in about 1958 when Cherry Ln. was very much a quiet, residential street. Today Cherry Ln. is a five-lane street with a high volume of traffic and most of the Cherry Ln. frontage within the mile of the site (IilLeridian Rd. to Linder Rd.} is office, retail, school, church, or city (library) sites. Rezoning 544 UV. Cherry Ln. to a CMC (Community business) zoning would take the property to its highest value us within the long term Comprehensive Plan of the city of meridian. The prospective buyer of the property has intent to run a neighborhood friendly business that is retail in nature but has minimal site visits by customers. Most of the business activity takes place at customer's homes with the business site used for supporting office activity, light retail of accessories products, and storage of the product that is installed in customer's homes. The prospective buyer plans on using the existing structure and anticipates only making site improvements such as parking and grooming of the existing mature Landscaping. Irma J. Cherry Ln, A zoning change from L-I to C-C for the above property is desirable because it would make the property usable for its most valuable use consistent with the surrounding area and the long term comprehensive planning for the City of Meridian. A change from Limited Office to Community Business allows for light retail usage which is consistent with property use at 522 W. Cherry Ln {Jackson's Food Store) and in fact would have far less traffic impact than the food store but makes it possible for a wider range of good businesses to operate on that site. The proposed buyer of the property would be able to re-locate a long time Meridian business, and go from being a renter to being a property owner and a taxpayer to the city. The usage of the new owner of the property would be very compatible with the other office, retail, government {library}, and schools within the mile zone running from Meridian Rd. to Lind~:r Rd. Statement of how proposed zoning amendment relates to the City of Meridian Comprehensive Plan. Vile, the applicants, believe that a rezone from L-O to C-C fits the City of Meridian Comprehensive Plan in the follawing areas: Ooal I Objective ~: POintS ~-5-6~T Point 3 -Locate small-scale neighborhood commercial areas ...... The prospective buyer of the property plans on establishing just that sort of thing on the site, a good neighbor business that will operate from a dressed up version of the existing residential structure. Point 5 -Locate new community commercial areas on arterials or collectors near residential areas...... Gherry Ln. is all ready becoming a busy arterial and the frontage properties are becoming more professional oftice ar small retail {such as dentists, insurance offices, and small convenience stores. Point 6 -Require neighborhood commercial area to create site design compatible with surrounding areas...... Again the prospective buyer plans to use the existing structure. Some conversion of lawn to parking will take place but most of the existing mature landscaping will be pruned up and retained. The backside of the property will be fenced.
