Thus, our request to modify Condition 1.1.2.b to read: The main access gate and the emergency access gate should be constructed of a solid material to impede visibility into the site. The two exceptions, as cited / discussed below, and illustrated by the attached graphics, are: Condition 1.1.2.a – 25-foot separation between structures . 2 The dimensional issue occurs at three locations: The northwest, northeast, and southwest corners where the dimension is 12 feet. - We do not believe this standard is applicable if the requirement applies to drive aisle width since the cited instances are not through drives, just points of access to two units. - Nor is it applicable if the issue is fire separation or apparatus access. In the latter instance, no more than 20 feet is required. - The attached examples (slides 3 and 7) clearly show that the standard has been interpreted differently, or has not been applied uniformly, in recently-approved storage projects. Proposal : Because we question the interpretation and application of the 25-foot separation standard, we ask for clarification of UDC Section 11-4-3-34.C prior to the hearing. That is necessary before we can determine whether to concur, or to challenge Condition 1.1.2.a. Condition 1.1.2.b – Main access gate and emergency access gate “solid” construction materials . We cannot find a single instance where this condition has been applied to entrance gates, and only one instance of a “solid” emergency access gate among recently-constructed storage facilities in Meridian (see 7- slide attachment) . - “Visibility” for entering and departing vehicles is absolutely essential. - A “solid” entrance gate will create potential conflicts if drivers cannot see vehicles “in -queue ” on the other side. - In the case of an emergency, visibility at the secondary gate would seem to be important for the emergency-service providers.
