Subject: Village Apartments - Open Space Requirements
Sonya,
The Village Apartments have the following qualified common open space included in the
project:
· First Floor: 28,430 SF
· Second Floor: 21,390 SF
TOTAL: 49,820 SF
In addition to the qualified common open space, The Village Apartments include substantial
onsite amenities, which are:
· Fitness Facility and Yoga Room with Men & Women’s changing facilities
· Media Room
· Business Center
· Conference Room
· Indoor Kitchen, Dining Area and Catering Kitchen
· Game Lounge
· Outdoor Pool
· Outdoor Hot Tub

· Dedicated 2 nd Floor Pet area
· Outdoor activity areas for fitness, games and sports
· Greenspace that includes raised planters
· Outdoor Kitchen
· Numerous seating areas and plazas for social interaction.
· Enclosed Bike Storage
· Immediate Adjacency to the 58-acre Kleiner Park
Finally, some of the qualified open space is adjacent to collector streets. However, providing a
berm at these locations is not appropriate for the context of the project, or its location. As
allowed in 11-4-3-27-C.4, we request that, through the Conditional Use process, the street level /
first floor landscape improvements be counted towards the qualified open space
requirement. The Village Apartments offers an innovative high density design that adds a key
element to a walkable, mixed use community. Attached is an exhibit highlighting
the additional areas that will be counted towards the open space requirement. We believe this
calculation complies with 11-3G-3B-B6.
