Also, since I’m unable to attend the February 20, 2018 hearing due to other commitments, I’m hoping the applicant or their representative Becky McKay can share the benefits that these office projects bring to the community. In addition, are these offices currently reserved or will the tenant improvements be completed at a later time? Any insights from the applicant on the following topics would be much appreciated. Hopefully, I may be able to participate via the Live Stream. Questions or assumptions the applicant can clarify or confirm: • Traffic will most likely not be an issue o Most professional office workers conclude their day at the same time the adjoining residents complete their daily commute home. • Professional offices typically have very low impact and intensity of use statistics. • Many office uses provide neighborhood services that help reduce the distance residents need to travel for these services. Typically, a trip to the grocery store is much shorter than a trip to a dentist or daycare facility. These neighborhood offices help to address this issue. • Professional offices strengthen the employment base and economic stability of the community. o The last census indicates that Ada County lost 9% of workers in the professional and mid tier employment base. We have seven times the national average for construction workers and four time the national average in entertainment and restaurant workers which are less recession proof job types. Ada county is behind national averages in the medical services category, which is another issue addressed by professional offices. In summary, many of my friends and associates in the professional employment category reluctantly moved their families back to larger cities or fly to these cities during the week and only see their families on the weekend. Meridian is in the top 10 list for raising a family or to retire. However, Meridian is also in the top 10 for minimum wage employment only slightly behind Louisiana and Kentucky.
