Dear Sir or Madam:
My family and I live in Dartmoor Estates, which is located direct1y west and north of 1he proposed
Kingsbridge development. Dartmoor Estates consists of nice upper end homes on 1 acre lots wi1hin. a simple
envUonment, open wood pole fencing, no sidewalks and very little traffic (wi1hin. 1he subdivision 1hat is). We
love living here due to its quiet, rw:a1 environment.
I am writittg you to express my disapprova1 wi1h 1he Kingsbridge development as it is currently proposed.
Listed below are my major concerns:
Lot Size/Number of Homes. The sheer number of homes is my largest concern and at 1he root
of most of my concerns. I request that 1he number of homes be reduced to such a point to
make this development compatible wi1h 1he surrounding properties.

The adjacent homes are on 1 acre or greater lots. The proposed density does not fit in
wi1h any of 1he current surrounding properties. The majority of Kingshridge will be
"land-locked" by 1 and 5 acre properties. In my opinion, 1he outer lots should be 1
acre and scale down to 1he smallest lots in 1he middle. This would allow for a better
blending of current properties to new ones.

The small lot size will atttact lower end homes, 1hus, affecting 1he value of 1he
surrounding properties. The current Kingsbridge development will have a very
Úgative impact on 1he all Dartm09r properties as well' ss 1he other surrounding homes.

It will completely destroy 1he current rw:a1 environment that exists. This development
will have a 1arge negative impact on my family's quality of lite. This comes from 1he
increased traffic through our small conuuunity as well as haviog '/. acre or smaller lots
neighboring my current 1 acre lot wi1h its open fencing
Incressed Traffic on Dartmoor !!Pad. Traffic driving to Kingsbridge via Dartmoor is a safety,
quality of lite and property value issue. In order to reduce 1he negative impact on Dartmoor
residents, I request that 1he number of homes he rednced or 1he developers be required to find
an additional entrance into Kingsbridge.

As mentioned, Dartmoor is designed ss a rw:a1 environment. All properties along
Dartmoor road have 9pen 3-pole wood fencing It is easy to picture what this huge
increase in traffic traveling to Kingsbridge is g9ing to do to 1he quality of lite and
property values of 1he homes along and near Dartmoor road.

By looking at the southern most Kingsbridge entrance, one can see how an entrance
into such a high density subdivision should look. There is no direct entrance to homes
off this road. All homes back up to this road. The smaller, less expensive lots were put
along 1he entrance. There is privacy fencing, along wi1h sidewalks for 1he safety of
1hose walking This is quite a difference from the Dattmoor entrance,yet it is expected
to carry almost as mUch traffic. .

It seems very unjust t1J expect 1he Dartmoor residents t1J shoulder this traffic burden.
Making Dartmoor subdivision one of only two gateways int1J a high density
subdivision like Kingsbridge hss a highly negative impact on 1he resident's quality of
lite and property values. The traffic needs t1J be reduced either by a reduction in
homes, or 1he addition of another entrance.

I am very concerned abont the safety of our children. The children wait for 1he bus,
walk and play a1ong Dartmoor road. There are no sidewalks and 1he road curves
sharply ss it gnes t1J or from 1he purposed Kingsbridge development. The Caleb and
Dartmoor roads are also a Deaf Child area. The incressed traffic 1hrough Dartmoor
on t1J Kingsbridge, especially at 1he proposed density, is a definite safety issue for our
children.
Current water rights and irrigation drainage need t1J be provided for and maintained.
Quality of 1he Water Aquifers. Dartmoor residents and surrounding properties rely on 1heir own
wells for clean water. I am concemed about 1he effect on 1he purity of 1he aquiters wi1h such a
1arge number of homes in 1he area.
I am not against development of this area, al1hough I had 2 expectations. First was that this area would
not be deve19pCd until 2009 due t1J 1he Deed Restriction on Lot 11, Block 2 of Dartmoor Estates. Second was
that it would be deve1oped in such a way t1J fit in and compliment 1he current surrounding properties. I do not
see 1he current proposed Kingsbridge development as doing ei1het:
