M£IDJ)IAN' Dear Sir or Madam: My family and I live in Dartmoor Estates, which is located directly west and north of the proposed Kingsbridge development. Dartmoor Estates consists of nice upper end bomes on 1 acre lots within. a simple envttonment, open wood pole fencing, no sidewalks and very litde traffic (within. the subdivision that is). We love living bere due to its quiet, rura1 envirooment. I am writing you to express my disapproval with the Kingsbridge development as it is currently proposed. Listed below are my major concerns: Lot Size/Number of Homes. The sbeer number of bomes is my largest concern and at the root of most of my concerns. I request that the number of homes be reduced to such a point to make this development compabble with Ibe surroundingl'roperries. 0 The adjacent homes are on 1 acre or greater lots. The proposed density does not fit in with any of the current surrounding properries. The majority of Kingsbridge will be '1and-Iocked" by 1 and 5 acre proper1ies. In my opinion, the outer lots should be 1 acre and scale down to Ibe smallest lots in the middle. This would allow for a better blending of current proper1ies to new ones. 0 The small lot size. will attract lower end homes, Ihns, aflècting the value of the surroj,ndingproperries. The current. Kingsbridge developmetlt will have a very negarive impact on the all Dartmoor proper1iesas well as the olber surrounding homes. 0 It will completely destroy the. current rura1 envttonment that exists. This develof'ment will have a large negarive impact on my family's quBiity of life. This comes from the increased traffic through our small community as well as having '/. acre or smaller lots neighboring my current 1 acre lot with its open fencing Increased Traffic on Dartmoor Rpad Traffic driving to Kingsbridge via Dartmoor is a s.rety, quality of life and property value issue. In order to reduce the negative impact on Dartmoor residents, I request that the number of homes be reduced or Ibe develoPers be required to find -=Jldditional.entrance into Kingsbridge. 0 As mentioned, Dartmoor is designed as a rura1 envttonment. All properries along Dartmoor road have open 3-pole wood fencing It is easy to picture what this huge increase in traffic traveling to Kingsbridge is going to do to the quality of life and property values of the homes along and near Dartmoor road 0 By looking at the southern most Kingsbridge entrance, one can see how an entrance into such a high density subdivision should look. There is no direct entrance to homes off this road All homes back up to this road The smaller, less expensive lo~ were' put along the entrance.. There is privacy fencing, along with sidewalks for the safety of those walking This is quite a difference from the Dartmoor entrance, yet ids exPected to carry 'almost lIS much traffic, . . -2- December 6, 2004 0 It seems very unjust to expect the Dartmonr residents to shoulder this traffic burden. Making Dartmoor subdivision one of only two gateways into a high density subdivision like Kingsbridge has a highly negative impact on ¡be resident's quality of life and property values. The traffic needs to be reduced either by a reduction in. homes, or the addition of another entrance. 0 I am very concerned about ¡be sarety of our children. The children wait for the bus, walk and play along Dartmoor road. There are no sidewalks and the road curves sharply as it goes to or from the purposed Kingsbridge development. The Caleb and Dartmoor roads are also a Deaf Child area. The in.creased traffic through Dartmoor on to Kingsbridge, especially at ¡be proposed density, is a definite sarety issue for our children. Current water rights and irrigarion drainage need to be provided for and maintained. Quality of the Water Aquifers. Dartmoor residents and surrounding proper1ies rely on their own wells for dean water. I am concerned about the effect on the purity of ¡be aquifers with such a large number of homes in the area. I am not against development of this area, although I had 2 expectations. First was that this area would not be developed until 2009 due to the Deed Restrirtion on Lot 11, Block 2 of Dartmoor Estates. Second was that it would be developed in. such a way to fit in. and compliment the current surrounding properries. I do not see the current proposed Kingsbridge development as doing either.
