OJ" MERIDIAN Dear Sir or Madam: My family and I live in Dartmoor Estal£s, which is located directly west and north of the proposed Kingsbridge development. Dartmoor Estal£s consists of nice upper end homes on 1 acre lots within a simple environment, open wood pole fencing, no sidewalks and very lilde traffic (within the subdivision that is), We love living here due to its quiet, rural environment. I am writing you to express my disapprov¡¡\ with the Kingsbridge development as it is currently proposed- Listed below are my major concerns: Lot Si2e/Number of Homes- The sheer number of homes is my largest concern and at the root of most of my concerns- I request that the number of homes be reduced to sueb a point to make this development co~pãrible with the ~urroWÙliniprOperties- 0 The adjacent homes are on 1 acre or gœal£r 1018- The proposed density does not fit in with any of the current surrounding properties- The majority of Kingsbridge will be '1and-locked" by 1 and 5 acre properties- In my opinion, the oul£r lots should be 1 acre and scale down to the smallest lots in the middle- This would allow for a bell£< blending of current properties to new ones- 0 The sma\llot size, will attract lower end homes, thus, affecting the value of the S\JrroUndingproperties- Tbè .current Kingsbridge development will have a very ;U;garive impact on the aIi Dartrnoor properties as well as the other surrounding homes, 0 It will completely destroy the current rural environment that exists- This development will have a large negative impact on my family's qu8\ity of life, This comes from the increased traffic through our small commuuity as well as having '/. acre or smaller lots neighboting my current 1 acre lot with its open fencing: Increased Traffic on Dartrnoor Road- Traffic driving to Kingsbridge via Dartmoor is a safety, quality of life and property value issue- In order to reduce the negative impact on Dar1IDoor residents, I request that the number of homes be reduced or the developers be required to find ,-=-addirionalentranJ;e into,Kingsbridge, 0 As mentioned, Dartrnoor is designed as a rural environment. All properties along Dartmoor road have open3-pole wood fencing: It is easy to picture what this huge increase in traffic traveling to Kingsbridge is going to do to the quality of life and property values of the homes along and near Dartmoor road- 0 By loolcing at the southern most Kingsbridge entrance, one can see how. an entrance intosucb a high density subdivision should look. There is no direct entrance to homes off this road- All homes back up to this road- The smaller; less espensive lots werep1Ìt a1ong the entrance.,. There is privacy fencing, along with sidewalks for the safety of thos~ waIking: This' is quil£ a difference from the Dattmoor entrance, yet it is expecl£d to carry almost as much traffic. ' -2- December 6, 2004 0 It seems very unjust to espect the Dartmoor residents to shoulder this traffic burden, Making Dartmoor subdivision one of only two gal£ways into a high density subdivision 1iIœ Kingsbridge has a highly negarive impact on the resident's quality of life and property values- The traffic needs to be reduced either by a reduction in homes, or the addirion of another entrance. 0 I am very concerned ahout the safety of our children, The children wait for the bus, walk and play along Dartmoor road, There are no sidewalks and the road curves sharply as it goes to or from the purposed Kingsbridge development. The Caleb and Dartmoor roads are also a Deaf Child area. The increased traffic through Dartmoor on to Kingsbridge, especially at the proposed density, is a defiuil£ safety issue for our children, Current wal£r rights and irtigarion drainage need to be provided for and maintained, Quality of the Water Aquifers. Dartmoor residents and surrounding properties rely on their own wells for clean water. I am concerned about the effect on the purity of the aquifers with sueb a 1arge number of homes in the area. I am not against development of this area, although I had 2 espectattons, Fmt was that this area would not be developed until 2009 due to the Deed Restriction on Lot 11, Block 2 of Dartmoor Estal£S, Second was that it would be developed in sueb a way to fit in and compliment the current surrounding properties, I do not see the current proposed Kingsbridge development as doing either.
