Dear David:
Please find attached the required Conditional Use Permit Submittal for Blaine
Jacobsons' Subway Sandwich Shop, to be located in the Amended Magicview
Subdivision off Magicview and S. Allen Streets. ~
The Owner is requesting approval of the Conditional Use Permit to place a Subway
Sandwich shop on the Southeast end of the lot as indicated on the attached site
plans. The restaurant is to include a single window drive-thru.
We have contacted the Ada County Highway District regarding the curb cuts we
have shown. Ada County Highway District has preliminarily reviewed and
commented on the access locations; however, ACHD may have additional input
upon submittal of this application.
We have had a preliminm2~ meeting with staff and have incorporated into the
attached plans recommendations on parking and pedestrian usage, placement and
building orientation.
As discussed in the preliminary meeting the Owner is requesting only a Conditional
Use Permit for the restaurant at this time, when the future Office/Retail Building is
conceptualized and the Owner is ready to proceed with its design and construction
he will apply for a Planned Development at that time.
The Building proposed will be similar in nature to those in the surrounding area.
The Landscaping will be professionally designed and will comply with the new
landscape ordinance. The body colors of the building will be earth tones and one
accent color. The roof will be either black or white in color and hidden behind
parapets. The exterior lighting will be done from both parking lot poles and l~om
the building. Soffit lighting will be used as much as possible. Although, there is a
considerable distance between the proposed restaurant site and the neighbors to the
north and in the future there will be additional building to block the visual, every
effort has been made to orient the drive-thru to eliminate headlight glare into the
neighborhood district. One Speaker/Menu board is being requested at this time and
its location is shown on the attached plans.
Please consider this to be our detailed introductory letter for the application. We
look forward to working with you on the Subway Sandwich Shop and we know it
will'be a benefit to the City of Meridian. Please call with your questions or
concerns.

NOTICE OF HEARING
NOTICE IS HEREBY GIVEN pursuant to the Ordinances of the City of Meridian
and the Laws of the State of Idaho, that the Meridian Planning and Zoning Commission
of the City of Meridian will hold a public heating at the Meridian City Hall, 33 East Idaho
Avenue, Meridian, Idaho, at the hour of 7:00 p.m. on March 7, 2002, for the purpose of
reviewing and considering the application of Blaine & Cynthia Jacobson for a
Conditional Use Permit for a 1743 square foot Subway Sandwich Shop with a ddve
through window in an L-O Zone, generally located in the Northeast corner of East
Magicview Drive and South Allen Street.
A more particular description of the above prOperty is on file in the City Clerk's
office at Meridian City Hall, 33 East Idaho Avenue, and is available for inspection during
regular business hours, Monday through Fdday, from 8:00 a.m. to 5:00 p.m.
A copy of the application is available upon request. Any and all interested
persons shall be heard at said public hearing, and the public is welcome and invited to
submit testimony. Oral testimony may be limited to three (3) minutes per person.
Wdtten materials may be submitted seven (7) days pdor to the above hearing date so
that all interested parties may examine them pdor to the hearing. All materials
presented at public meetings shall become property of the City of Meridian. Anyone
desiring accommodation for disabilities related to documents and/or hearings, please
contact the City Clerk's Office at 888-4433 at least 72 hours prior to the public meeting.
