Thank you, Michelle Woodmansee 702-575-3708 December 5,2OL7 Michelle Woodmansee 2677 S Goshen Way, Boise,lD 83709 702-575-3708 mobile RE: DevCo, LLC Movado Subdivision Development Dear Council Members, With regard to the above referenced development, I would like to express my concerns about the lack of ingress/egress from Cloverdale Road to the development and the possible impact that it will likely have on my neighborhood, Muir Woods. My concerns are centered on Pepper Ridge Elementary School and the number of vehicles that would highly likely pass through our neighborhood on their way to drop off and pick up students. As it stands, West Ada School District's policy for walk zones is 1.5 safe miles from school. l've attached a copy of the current walk zone for Pepper Ridge ES. Even though this zone is referred to as a "walk zone," anyone who has stood outside Pepper Ridge at morning drop-off knows that the large majority of these people drive their kids to school. With no road for ingress/egress to Cloverdale from this new subdivision, the most convenient route to school for the new residents (particularly those in the planned "Movado Estates") is going to be through Sutherland Farms and Muir Woods. With 190 homes planned for Movado Estates and a possible additional 124 unit Copper Point apartment complex, that's a possible 314 new households driving through our neighborhood twice, and possibly three times if there are kindergarteners and grades 1-5 in the same household, every day. Certainly, that is on the high end, but it is still possible. Even if only % of those residences have school age children attending Pepper Ridge, that is still 78 more cars at least twice every day. I currently live on the corner of Hollandale and Goshen Way where Muir Woods and Sutherland Farms connect. I see a parade of parents as well as busses from the daycare(s) within the Silverstone business park every morning starting about 8:30am and again at lunch time and again starting at about 3:30pm. lf I leave at the "wrong time" it is truly difficult for me to back out of my driveway! With this information, I respectfully request that the Council Members reconsider the approval of the Movado Subdivision without ingresslegress at Cloverdale Road and require DevCo, LLC to amend the plat to add a street for residents to access Cloverdale directly. lt would alleviate a lot of traffic from the only convenient current route not to mention direct and expedient for the residents of the new subdivision.
