The previous application (H-2016-0137) was remanded back to Planning and Zoning for R-4 zoning. DevCo has ignored the R-4 zoning request, filed this new application and is now asking for R-8 and R-15. Why has Planning and Zoning approved it, when Meridian City Council asked for it to be zoned R-4? The Meridian Southern Rim should continue to develop as estate lots. Zoning R-4 and R-15 don't fit in with the surrounding neighborhoods. There is definitely a demand for larger lots in this area. "The Keep" is a new subdivision on the southwest corner of Lake Hazel and Eagle Road. The lots are approximately one acre. It's still in the planning stages and hasn't had the final plat recorded, but almost half of the lots are already sold. "The Keep" is the right kind of growth for our area. There is a high demand and a low supply of these larger lots. At DevCo's previous meeting, City Council asked DevCo to immediately build the road out to Lake Hazel for all construction traffic. DevCo agreed to do this. At the Planning and Zoning meeting for this new application, the subject of immediately building the road and having all construction traffic come in off from Lake Hazel was never mentioned. The construction traffic should not be allowed to use Cyanite Drive or Taconic Drive. The speed limit on Taconic Drive is 25 MPH, but many vehicles are traveling at 40 to 50 MPH. The Police Department has issued many tickets, but don't have the resources to patrol it on a regular basis. Increasing the volume of traffic on Cyanite Drive and Taconic Drive would put all of the children in our subdivisions at a lot higher risk of being seriously injured, or worse. This isn't the right project for this area. Unless DevCo agrees to all of the conditions that were agreed upon, during the meeting for the first application, we request that you deny this application.
