Statement of Development Features
The proposed Waltman Court Subdivision is a 7.16 acre commercial
subdivision located in Meridian, Idaho. The site and is bordered to the north
by Troutner Business Park, to the east by Republic Storage, to the south by
the Ten Mile Drain and Waltman Lane, and to the west by the ACHD
stormwater retention ponds that were constructed with the recent intersection
improvements to Meridian Road and Corporate Drive. The development will
include five buildable lots with public improvements including streets, utilities,
and landscape.

Item 13: Statement of traffic impact on existing adjacent roadways and intersections:
Traffic impact to adjacent roadways and intersections will be moderate since
there are only four lots that will be taking access from SW Sth Avenue. Also,
Pennwood Street is currently under construction, and will connect SW Sth
Ave. to Meridian Road. Thus, trips from this development can either SW Sth
Ave. to Franklin Road route, or the SW Sth to Pennwood Street to Meridian

Road route. Impact on Waltman Lane will be minimal. Only one lot from this
development will take access from Waltman Lane.

2004 to discuss the project. Attendees were Craig Hood, Brad Hawkins-
