Mr. Beach,
As concerned members of the Meridian Southern Rim Coalition, we regret that we will be unable to attend the Oct 19,
2017 P & Z meeting. In lieu of our personal appearance at that meeting we are writing this letter to state that we stand
in agreement with the Meridian Southern Rim Coalition AGAINST APPROVAL of the revised R-4 plan submitted by East
Ridge Estates. Specifically:
1. The R-15 age-restricted (55 and over) patio homes in a gated enclave which EXCEEDS the City’s zoning for
that parcel. We oppose not only the increased density of this concept but also the increased traffic which is a major
concern of ours.
2. This density CONTRADICTS the FLUM, which the Coalition OPPOSES in principle.
3. The original “natural riparian area” has now been graded for MORE residential lots.
4. The plan includes a high berm along Lake Hazel which OBSTRUCTS the view.
5. As has been stated before, this prime piece of property deserves to be developed in keeping with the nature
of its surroundings. Just because a developer decided to submit this application for this property does not mean that it
is the ONLY
and RIGHT use of this land no matter how many times they revise their current plan for this property.
Also, as stated before, Planning and Zoning doesn’t have as much obligation to the developers as they do to their City of

Meridian residents. It’s obvious that it all boils down to a certain target-dollar figure the developers
have in mind. Bottomline, we don’t care if the property is d eveloped, we just don’t want it to be 'over developed’ to the
detriment and safety of the residents and neighbors in its surrounding City of Meridian
neighborhoods.
6. We hope that the Ada County Highway District realizes and accepts their culpability in the problem here:
A. Eagle Road as it sits, is not in any way adequate to accommodate the current developments, both
residential and commercial, that are already underway today.
B. Currently, the intersection of Taconic and Eagle is extremely dangerous and we, personally, use it
several times every day at various times and these are the reasons:
a. No round-about currently
b. No traffic signal currently
c. Utility vehicles and workmen on Eagle Road & Taconic
d. The flaggers' vehicles are parked on the shoulders of both lanes going into Blackrock and up
Taconic narrowing the road while we have huge construction vehicles going in and out of Sky Mesa
e. In the early morning the sun is blinding and you can’t see the flaggers or around the utility
vehicles parked in the middle of the road
f. Can’t see oncoming traffic adequately at any time coming on Eagle Road when
utility/construction vehicles are parked in the middle of the road or on the shoulders
g. Stop signs only on Taconic not Eagle
C. Lake Hazel is barely adequate for its use today as more and more people are using it as an alternative
route from Kuna & Nampa since I-84 is so congested. It is not in any way able to accommodate all the additional traffic
that will be created by the Sky Mesa developments already started.
7. It is obvious that Eagle and Lake Hazel Roads are NOT currently adequate to accommodate the East Ridge
Estates and it's concepts. Please give consideration to delaying this whole project until the Ada County Highway District
has done its part and taken their responsibility for the SAFTY of its Meridian residents
seriously. In Jim Congers letter he states that the East Ridge Estates project is based on a 7-lane Lake Hazel. Well, it’s
only two lanes now and NOT adequate so how do we survive until that MIGHT happen?
It is not my nature to cast blame, protest and complain; however, I am passionate about the current traffic situation and
the safety of my family and neighbors. The City of Meridian and its residents who call if home deserve better than this.
