Beechwood, Suite 120 Boise, ID 83709 Phone: (208) 375-6666 Fax: (208) 375-6667 Re: Revised PINE 43 Preliminary Concept Plan and Preliminary Plat, R-15 and R-40 Rezone and Annexation applications with Development Agreement, Dear Ms. Allen, The preliminary plat and concept plan for PINE43 was revised to address staff s recommendations to: Revise the Concept Plan in Area E, at the Northwest Corner of Pine Avenue and Webb Avenue to show commercial development in lieu of a High Density Multi - Family Residential Use; and to relocate the High Density Multi -Family Residential from Area E to become an extension of Area B, which was designated as High Density Multi -Family Residential on the original plan. Revise the Concept Plan to eliminate attached townhouse units at the Northwest corner of Area C and again at the Northern limits of Area C adjacent to Wilson Lane and replace them with detached single family residential lots. These changes were made to provide continuity of commercial uses along the Pine Avenue Corridor; and to eliminate townhouses with front load garages. The consolidation of the High Density Multi -Family Residential Design is intended to become an important component of our PINE43 Mixed -Use Plan and may contain a wide variety of housing options within the Area B, such as traditional apartments, senior housing apartments; high density attached units and/or assisted living units. The final plan for Area B will be required to obtain a conditional use permit and will get additional review by the city prior to receiving final approval. We look forward to presenting the revised PINE43 project to the Planning and Zoning Commission on September 7'J1. Please forward this narrative onto the commission at your earliest convenience.
