Taconic Dr. City Meridian State ID Zip Code 83642S Subject Sky Mesa proposed development Message Dear Mayor and Council, I have been closely following the actions of Sky Mesa for an endorsement from the City. I am pleased that you are taking your time to carefully look at all ramifications. Once the developer gets your approval, there is no turning back. My greatest concerns at this point are: 1. ACHD doesn't have any immediate plans in the next 5 years to widen and improve the traffic situation - according to their website. It appears that Becky seemed to mislead all of you at the last meeting by stating that this concern will be taken care of by the time the project is to start (?). Safety is my main concern here because the Taconic/ Eagle intersection early morning and rush hour during the evenings is an accident waiting to happen. 2. The FLUM has many requests for step ups and the City has numerous R-8 developments throughout the city. There needs to be within the City limits areas that can provide some larger lots and less dense housing. There are few parcels of land that can easily provide for this setting as well as this land by the Southern Rim. This area has the topography and development already in place to continue supporting R-2 zoning. Transition is the key element for this area that needs to be of utmost importance. 3. I know of several individuals who would love to own larger lots and estate homes. I know that developers are looking at the bottom line, but simply raising the price of the lots and building more upscale houses would seemingly bring the same financial gain for them. My wife and I did our homework before building in Blackrock and by looking at the Comprehensive Plan it convinced us that the City was serious about preserving this part of the city limits. 4. I was amazed at the last meeting that Sky Mesa was utilizing insignificant pieces of land (e.g. ground between the street and sidewalk) for their calculations for "Green Space." Such maneuvering is downright ludicrous. Space around houses provides the "open feeling"" that many desire. R-2 zoning is able to allow for this feeling. All of you put in long hours of volunteer work for our community and we, as a neighborhood, appreciate the fact that your concern for our City is upmost in your minds. Please continue to adhere to the Mayor's remark a few meetings ago that stated "We only have one chance to get it right."
