Steve,
My wife and I own a 5+ acre ranch estate lot in the Bridlewood SUbdivision on Selatir Place adjacent to the east
side of the proposed Kingsbridge Subdivision. We just received a copy of your Staff Report dated September 13,
which does not give us adequate time to review and respond to it before the Hearing on September 16.
Nevertheless, we have quickly identified several concerns/deficiencies in the report that I want to bring to your
attention. There will likely be more once we have had a chance to review it in more detail.

1. Your report does not address the serious concern In our letter and in the letters of other property owners on
Selatir Place regarding the proposed east side stub street that Is clearly intended to connect with Selatir Place.
2. Your report does not address the lack of large transition lots adjacent to our large estate lots on the east side.
3. Contrary to your representation, the developers have not met with all adjacent property owners. The
developers have never met with Bridlewood property owners. You should have Indicated this in your report.
4. You state the proposal is in the best interests of the City of Meridian, but you provide no justification/sUpport
for your conclusion.
5. You state approval should be conditioned upon approval of the Dartmoor property owners. Whal about
Bridlewood property owners? We have a vested interest too.
6. It appears you are not requiring fencing along the entire east side. This will allow nuisance access to canal
right-of-way property and to ditches on our property thai provide irrigation water to our pasture. Moreover, many
Bridlewood properties adjacent to the east side, including our property, have electrified fences. Therefore, for
safety reasons and to control nuisance access, you should require fencing along the entire east side.
7. You state there will be no adverse impBCI on surrounding property values, but again, you provide no
justification/support for your conclusion.
As I stated, these are delk:iencies that jumped out after a first pass through your report. Bridlewood property
owners have retained an aItomey, who will most certainly raise other issues and reasons wihy the proposal should
be rejected.
