We have 94 homes with 12 public parking stalls. CC&R's do not allow resident cars in driveways. Parking has never been a problem for visitors. Visitors can access on street parking if needed and city ordinances prohibit overnight on street parking. So, I feel that parking concerns in your project are unwarranted.
