I testified before the Planning & Zone Commission hearing last month and have some additional information to provide the Council. The ACHD's report, complied for this project, indicated that their January 2015 traffic count on Goddard Creek Way was 1847 cars per weekday. Speaking with Debbie White at ACHD, who is responsible for compiling traffic count data, the most recent May 2017 traffic count on Goddard Creek Way was up almost 50% or 3300 cars per weekday. The most recent McMillan Rd traffic count, done in October 2014 was 6,058 cars per weekday. We're all aware of the growth explosion we are experiencing in northwest Meridian. So I can only imagine that traffic count has grown expedentially. That is huge burden upon the our intersection, Goddard Creek Way & McMillan Rd. BEFORE the purposed 74 additional households with 2 cars each. Given there is no more residential development potential in the Lochsa Falls community, except for the far northwest corner which has it's own access roads, we have to conclude the reason for the increase is access to the retail & commercial properties that have sprung up around us. Residents are using Goddard Creek Rd as an access to the restaurants, shopping, fitness centers, Rocky Mountain High School, etc. I have not even added in the excess traffic on McMillan Rd. where Goddard Creek T Intersection's into it. I whole heartily invite you to please venture into this intersection and the surrounding traffic areas to see how poorly the traffic flows already. If the Councils adds another 74 homes to this already congested area, we who live here, are going to be in a real mess. McMillan is not slated for any kind of road improvements until 2032 per the ACHD own report. The ACHD report also states on the last page, although they give the project the go ahead without site examination, if surrounding area is not compatible with the project it should not be approved. Another item I would like to point out since the last meeting was held, the storage units are also not compatible with the surrounding area. I measured by the odometer on my car for this one. If approved, this would be the THIRD storage facility within 1 mile. From the Stor-It facility on Ten Mile Rd. near the treatment plant, the newly approved Corbet Storage facility a few yards further north on Ten Mile, to now this Applicants project is One (1) mile. One mile with 3 large storage facilities. Is this the look the City wants to have in Northwest Meridian? I know it falls under Commercial zoning, but you know it has the look of Industrial. From the street all you see are large metal buildings. I think Meridian City planning can do better for it's residents than have 250 high density apartments in one 19 acre parcel and 3 large metal building facilities within one mile of each other. 2 The Lochsa Falls community fully expects Commercial development to come to this empty parcel.
